Orchard Hills - Strada by Irvine Pacific

Has anyone with a Plan 3 chosen an upgrade to solve the issue of no doorbell at the front pseudo door/gate? I guess you can always leave this door unlocked, allowing access to your front door, but also allowing access to your backyard.

It looks like you can get a security camera with an LCD panel inside to communicate and see someone at the front door/gate for $1,800+, or an intercom for $800+.
 
The next phase (16) includes the first five homes entering the cul-de-sac on Bountiful. All of these lots appear large on the map, and Lot 18, a 2X, appears insanely large. Does anyone know how big this lot is? Anyone care to guess what the price on this 2X will be?

Lot 98, a Plan 2 from Phase 14 is available today for $1,135,800 (only one Plan 2 and one Plan 3 are available). Lot 98 appears to have a slightly deeper setback than the models' ~9'-10' setback. I think the premium for Lot 18 in the next phase could push this Plan 2X above $1.2M.
 
If you had the opportunity to choose between a Plan 3X at the corner of Bountiful and Horseshoe or a Plan 3 at the end of the Bountiful cul de sac, which would you choose and why?

Plan 3X
Pros:  It's a 3X, home looks grander from the front view without the garage in sight.  Overlooks the park.
Cons:  House on Horseshoe, essentially half of Strada residents will pass by this house.  Position overlooks the park, will likely hear pool and basketball court noise.

Plan 3
Pros:  End of the cul de sac.  Unobstructed views overlooking Terrazza and Irvine.
Cons:  I see a lot of cars parked at the end of cul de sacs within Strada, it's like a parking lot.  Right next to the slope, will the house settle during earthquakes?  Right next to Narrow Path, basically all the cars from Neighborhood 2 will pass by this house.

That's easy for me, the Plan 3 at the end of the cul-de-sac is preferable. If regular parking occurs at the end of the cul-de-sac, maybe one solution is to take the kids outside and start playing baseball facing the end (hitting into the hill)?

Not sure on how well a wireless doorbell would work that far away from the house but they aren't that expensive.  If you could get a doorbell wired out to the gate there is some new interesting Tech. 

Ring Wi-Fi Doorbell,  SkyBell, both have cameras.       

I haven't used either so couldn't tell you well they work, they just sounded interesting.

Plan 3 without a doubt as the views at that cul-de-sac will be priceless. However, those views will really only be appreciated from the second floor by the homeowner.  It's a real shame the builder didn't flip Plans the other way around on certain lots, so the family room is facing the view instead of the kitchen wall.  I passed on a few end of cul-de-sac lots because of this, but I'd make an exception for those Bountiful and Wild Horse ones (and Quarter Horse/Copper Mine if I'd got in on those 2 earlier phases!).

Specifically, Lots 3 (Plan 1) and 4 (Plan 3) are large and back to the orchard at the front (south side) of Strada. Those lots are in Phase 18, which might be released in September (assuming the same release pace with the Phase 16 release this month).

The club house is located further up the hill, behind Strada.  There's the clubhouse, Olympic pool, kids' pool, playground etc., all accessible to Strada, Terrazza, Vista Scena et al residents.
 
Phase 16, officially released this weekend, includes one available lot (Lot 10, 2ER). The other four have sold. Lot 10 is a decent size and location, so it should sell quickly too.

When these lots sell so quickly (from the pre-qual list), the prices don't get published on a price sheet. Lot 18 is huge (2X) - one of the largest lots in Strada. I'd like to know the premium paid.

Phase 17 with five lots will be released in a couple of weeks. These are all located on the Bountiful cul-de-sac (west side).

Phase 18 includes all eight lots in the Wild Horse cul-de-sac. I wouldn't be too excited about my address being "Wild Horse."
 
Went by the Sales Office today and it was packed! Streets are coming along and looking great. The 3X gives it a less cookie cutter look. Looking forward to our move!  ;D

Phase 17 is officially released July 25th (end of Bountiful cul-de-sac), which means they're going through the pre-qual list now selling those homes. The footings for all of the block walls on the east half of Strada are being built.
 
No Phase 17 lots have hit the price sheet. They all likely have interested buyers. For the first time in months, there are no Plan 1s available:

Is lot 122 from a recent phase release?  How come it didn't get  gobble dup like the rest of them?

Are these prices without any upgrades? Wondering at what price point would folks start to look behind the gates? Since i've heard some folks got Capella for high $1.2M w/o upgrades. The gap is getting narrow.
