We were told construction would start within a month of signing the contract and that it takes 5 months after that until the house is move in ready?
Mine takes 6.5 months. I think IP is doing well to keep the COE date. As for the slow roll out, I'd think it needs time to accumulate buying power, let's see how it goes for summer season...
 
I'm surprised that building has slowed.  They released the earlier phases a lot more quickly with Phases 5-10 being released in quick succession.  The recent phases have sold more quickly than the earlier phases, so I don't know why they haven't kept the same pace with release dates.  Driving up prices/desirability perhaps?  Also, isn't Spring through Fall considered best sales period? 
 
Sometimes the builder slow down in releasing new phase not because of lack of demand or marketing ploy but due to overall construction strains.

I was told once by the IP sales that if construction take longer than 8 month to complete, they might post postpone releasing new phase until the clog is resolved. 

 
I was told they are slowing the release of the new phases b/c they built phases 1-10 too quickly and they are currently backlogged with the construction. So why not hire more construction workers?? Hmm...  I think they're slowing the releases of the new phases b/c they're trying to create enough pent up demand in order to justify a significant price increase this summer. There was already a significant price increase from phase 12 to 13...about $40k or so for the plan two's and $30k for the regular plan 3's. There were no plan 3x's available for phases 13 and 14 I believe, so I can only imagine how much those have gone up already since Phase 12. The Plan 2's and 3's seem to be reserved the same day of the phase release. I definitely think the demand is there...curious to see how much the prices go up as we approach the middle to later phases.

Same ol', same ol'...I've heard this "reason" more times than I'll care to admit.  It's a supply/demand control, plain and simple.

It's interesting that the Plan 2s have increased $40k, when the bigger Plan 3s have only increased $30k.  I did hear that that the next 3x (Phase 15) has 3 parties interested.  That'll go at a premium. 
 
AAA Home insurance says they can't insure STRADA  home because it is a PUD "Planned Unit development". Because OnQ financial told them so.  All these years I had insurance from AAA now why they can't insure a single family home. Some reason AAA things we do not own the land! Please guys anybody had this experience? Thanks

Can't help you, I don't use AAA insurance.

OnQ Financial  has given me State Farm contact, We are AAA for long time with multiple polices . I'm going to go AAA office tomorrow to find out what is the problem why they think it is "PUD".

AAA car insurance is high. Therefore, when you bundle the home and auto it's kinda pricey.

I was told that the first phases were opened so quick because IPAC had a certain number of sales they had to reach for their fiscal year. I guess it all comes down to their accounting practices. But if they tell you it well take 5-6 months to COE then that number is close. I closed on time.
 
Typically any homes with a HOA is considered a PUD (Planned Unit Development).  Why AAA would not insure a PUD is beyond me.

However you mentioned that they think you "do not own the land", that should have nothing to do with PUD, but rather they are thinking its a Lease-Hold land ownership (which most Irvine used to be) instead of a Fee-Simple.

I would double check with AAA.  It's possible OnQ made a mistake and put down Lease Hold. 

If AAA does not insure PUDs, they are exclusding most of any new homes.
 
Does anyone have a method to child-proof the kitchenaid stove top they offer as standard appliance?

It doesn't appear to have any child lock, and I haven't seen any knob cover that's large enough.  To stove guards also only protects the kids from reaching the range, but does not prevent them from turning the knob.
 
Just tell them not to touch it. That worked for me. With multiple kids. In multiple houses. At various ages.  Once they realize it's not that fun, they forget about it.
 
Also do the knobs come off? That could be an option if you must. Take them off and put them back on when u need to cook.

Or put their hand close to the fire for a second so that they get scared of the heat.
