Looks like it's been rented out.  Leasing sign is gone, out front parked a 911 turbo and Macan Turbo.

Maybe I can borrow their cars.

Well, one of the best features of this neighborhood, is that every street ends in a cul-de-sac, and there are no homes at the end of the cul-de-sac. Even if you're not at the end of the cul-de-sac, you'll drive into your street every night and see something unique at the end of it.

This. I appreciate the street design with those wide and open cul-de-sacs (all with a view of something other than another house) which will be great for my kid to play in.  Think the layout of Strada encourages a community feel.

I saw the too. But borrow their cars? I'd rather clean her pool...They look like a young Chinese couple spending daddy's fortune. As for Jonah, you're right, every cul de sac offers a different type of view. I have one from my driveway and a slightly better one from the upstairs bedroom. Unfortunately, I don't have a view of those 2 Porshes like Tim. Have you moved in yet Tim?

I didn't see them, just the cars.  Now I gotta scope it out.
I did see some China college looking kids pull up in a Range Rover and 5 series and walked in last night too.  Now I'm confused and worried.

We got our stuff in but also still doing some reno, so not living in there yet.
 
Drove thru Strada today to check out the views, not bad, the clear end of culdesac is a good decision.  The 4-5 homes at the end of Coppermine lucked out, single loaded and views of Terrazza (?) should fetch a nice value at resale.  Too bad the view is at the front of the house instead of the back.  How much were these Coppermines going for?

I recall plan 2s were at $1,068,000 for phase 6 (copper mine single loaded).

Noise was a concern for us though. 

Wish they've made a small green area like on the corte Bella side.  Would've been a great gathering place for the community during 4th of July and such.
 
Hello neighbors, we purchased a Plan 2 on the street of Horseshoe. Both my wife and I love the unique feeling of Strada. The proposed move-in is mid June. Received an email invitation from IP about the count down dinner. Can't wait for that to know my neighbors.

Hi Perspective, IP hosts a dinner party for those who is going to move in in 1 month. Free dinner gathering for us to get to know the potential neighbors. IP will also tell us more about the closing procedures I think.
I bet other people who already live there should have gone through this too.

Saw the couple you mentioned... Don't think I want to be near her pool...lol

But that's two different 911s they've had parking there.

There's a big pool located within the Strada neighborhood that looks out over the avocado orchards. I believe it's open to all Orchard Hills residents. I've never seen anyone using it, but I have seen some disturbed umbrellas suggesting it is being used.
 
Some of the plant selections in Strada by IP is not good at all. I wish there were more choices. I do not like to  see the plants in my  front yard which I don't like!  Anybody else on this board feel  this way?

Why do we have lawn in the common area? State is imposing water restrictions.  Some grass in common area is already dried out.  HOA will face fine and may increase the HOA dues. Residents have no say in this matter?
 
What phase did you buy in Aries? But you're right, that green space is a waste of space. They should have increased the side yard and just made us pay more. as for the front landscaping, They should have done all pavers like they did in Terraza. At least the Strada neighborhood is selling.

Release 8  Stagecoach street  which is in  TUSD (other end of Stagecoach is in IUSD)

"All pavers"? You're kidding, right? What is the fascination in Irvine with paving every square inch of dirt?

I think the landscaping in the front yards is pretty nice, for the most part. There are a few palm-type trees/plants that I find ugly, but I have few complaints beyond that. It shouldn't be too hard to submit plans to change your front yard and get them approved.

I'm thankful for the front landscaping, pavers would be visually unappealing - it's a neighborhood not a parking lot.
 
We're currently on the pre-qual list for
Strada....our goal is to move in early 2016...but the phase roll outs are really slow now...does anyone know how long it typically takes IP to build a home from start to move in? We were told construction would start within a month of signing the contract and that it takes 5 months after that until the house is move in ready?

5-7 months is a fairly reliable timeline.
