They were distracted by a jaywalker down the street on Portola Parkway so I figured it was the perfect opportunity.
 
Driving through Orchard Hills today, the landscaping of the common areas reminded me a lot of Stonegate: lots of California pepper trees, lots of Aleppo pines, very monotone yellowish-green color. There were a lot of areas that weren't landscaped, so maybe as the community is built, there may be more varied colors and textures. It's not as bad as Stonegate. I've driven through Stonegate twice, and both times I was struck by how monotone and utterly boring the common area landscaping was.

This is quite in contrast to Pavilion Park, where there are a variety of mature and young trees (pines, California sycamore, Jacarandas, oaks), and lots of grasses and native vegetation.

This is a bit of a disappointment with regards to Orchard Hills. But, there remains a lot of time and development for that community. Hopefully, TIC won't disappoint.

The shooting was near Grand and Edinger Ave. less than half of a mile from Tustin Legacy. Coincidentally the same street is renamed Irvine Center Drive on the other side of Qwerty Ghetto.

Neighborhood 3 will clearly be the most desirable. Gated, views, IUSD K-8 and HS all in walking distance. The perfect bubble.

I'd be sure to have good fire insurance.

OH K-8 is TUSD. Is there another in walking distance? The kids east of Culver (correct me if I'm wrong) won't be able to attend OH. Conversely, the kids west of Culver won't attend Northwood. All despite being spitting distance from each other.

Looks like IUSD will be building a new elementary/middle school next to neighborhood 3 (notice two areas designated 1).

I'm also surprised they won't be building gates at neighborhood 4 off Portola.
 
Test, got property descriptions to go with those letters?  What's being built in area "B" versus area "I" or "N".

Does the build plan require them to maintain the orchards?  Is it open space for people to walk through or closed off?

Is the entire motorcourt on 7500sf?  If not, then B is 10,000 SF lots and D looks like acre lots.  And area O would be 1.5-2 acres and at two bills, I'm in. :-)

I'm guessing the 7500 refers to just the two with the lots visible in the back corners.  That would make area B - 5000 sf lots, C - 6000 sf lots and I likely 7500 sf lots.  which sounds like a TIC builder mix.
