If we apply the view lot premium at $500/sqft for the Trevi homes (largest homes on the best lots), then it pencils out to $2.5-3M!

+2.  I think the demand for the high end SFR will be equivalent or greater than LR.
 
I've seen preliminary floorplans for Trevi and Amelia by TNHC. Amelia (the smaller of the homes) floorplans are similar to The Grove at LR with some modifications. Trevi are completely different/new floorplans, featuring courtyards and casitas, and are a magnitude larger. Quite incredible homes!

Trevi homes are mostly view-oriented, and Amelia are not. Besides the fact that Trevi are huge homes, the largest, I think, non-custom homes ever to be offered in Irvine, the fact that they're view lots will command a premium as well.

It's the same question as why people that buy those 8,000-10,000sf homes at Shady Canyon.  Do they need all that space?  Of course not, they buy because they like the home and can afford it.
 
dont houses of this size start to add libraries, theatres, gym rooms, dedicated stripper pole room, etc?  i would use that space. now if you had like 10 bedrooms in a 5000-6000 sq ft house that would just be a waste.

I saw the floor plans for Saviero.  The 2 smaller plans has 2 car garages and courtyard.  The largest plan has 3 car tandem.  No formal living/dining.  All have B/Ba and craft/bonus/office on 1st floor.  Loft and big master bedroom on 2nd floor.
 
The downstairs bed/bath is at the front and separated from the rest of the house by the courtyard but it is accessible from the hall.  The middle plan currently shown a bed/bath with separate entry (no access from inside the house) plus another bed with private sitting area and bath inside the house.

Overall the floor plans are very nice.  I'm guessing the price will start at minimum of $1.5M due to the size.
