I would say selling 7 home from $1.5 - $1.7 within an hour is selling really well. They called 10 people on their list to sell these 7 homes.  This was phase 7 sold out last wednesday

La Cresta's last phase has also some sweet lots and in general their lots are bigger than SG.
Sausalito's lots are much smaller, although IMO their layout is better than La Cresta's. They have many areas like "Music room" in plan 1 and foyer in plan 2 which are of limited use. But others like La Cresta more.
 
I thought Woodbury had tons of pocket parks... not just the main central one.

Gotta love that pool at Woodbury... is there one like that in Stonegate?

it does.  another untrue "fact" from the lawyer himself.  i didn't bother correcting him b/c really - what's the point.  And if you're talking about the "resort" pool with the splash area at WB, then no, SG does not have that.

The WB resort pool is quite nice.  Stonegate does not have that....they have a lot of pools but not one like that.

it does (in fact, it has 8 not counting the central park).  another untrue "fact" from the lawyer himself .  And if you're talking about the "resort" pool with the splash area at WB, then no, SG does not have that.

Yes, they do. And the apartments have access to Commons, as well. What test has been saying about CV makes sense-- they "did it right" by excluding the apartments from the village charter and shunted them to the fringes.

Don't the apartments also pay the same HOA fee ?  If they do, then its just a matter of more users but you have more fund to develop bigger/better amenities (Woodbury) or less HOA fund but less money for amenities (CV) ? or am I missing something ?
 
That was one of the main reasons I used to live in IAC @ Woodbury. My old apartment key fob would give me full access to all the WB facilities plus my own apartment's clubhouse/gym/pool.

If the apartments do, it is buried in the rent - there's no separate HOA bill nor a breakout on the rent statement (in-laws lived in Place up until recently).

I guess as long as they contribute the same amount of HOA fee as homeowners, I couldn't care less (I currently live in WB).  I could be wrong, but assuming they do pay the same amount, I think apartment dwellers  could actually be a net positive contributor to the HOA compared to usage (apartment would usually have higher proportion of singles or no kids couples compared to homeowners).

One thing I never tested (since I never was an owner in WB) was whether WB owner fobs could access apartment facilities. Someone should try it and post it to the board.

When will enough be enough.. in terms of pricing increases?  I think people are wondering what that point will be.  I can see things deflating a little around Irvine as more of these homes are built and now more people wanting to sell.
