Remember, I showed that even at the height of the worst of the economic crisis in 2008, the average sqft price of the entire city of Irvine was still standing at ~$297/sqft!  That is a testament to the power of the TCE kool-aid, I mean, marketing prowess of the Irvine Company.  ;D

I though it was YB who showed that.  ;)

It is rather amazing that many of EW's homes only has to pay for 1 HOA at $125 and you can't even get that at CVE. Trellis Court still requires you to pay for 2 HOA @ $252. Not terrible, but still...EW is HALF of that and gives you more. Doesn't matter what OH3's HOA fee will be, it is worth paying!

That's a good info, but I'm more curious about the yearly Mello Roos tax. Anyone knows these numbers?
 
Here's my guesstimate for OH3:

HOA = $280-$300
CFD Tax = $1700
AD Tax = $2500-$3500+
Other Tax = less than $200

HOA for gated community is Irvine is usually close to $300 and with actual guard at the gate will be higher.

All recent TIC developed villages zone to IUSD have the same IUSD CFD tax of $1700 and I would assume OH3 will be the same.

The big variable for OH3 is the AD Bond tax,  the bond take out for the development of the community like park, pool etc.  Some community are higher due to the higher cost of development and less home to spread around the cost.  This tax is also varies depend on the sized of home. 

Just give you an idea of different AD Tax in some different track, OH3's should be higher like those in OH1 and OH2.

Strada (OH2): $2650
Belevedere (EW): $1350
Peteluma (EW): $1150

I concur with these guesstimates - not really that unreasonable especially compared to the Great Park CFDs!

Spoke with a couple of IP construction guys and they all told me the grand opening still on schedule for mid-October with first move-ins scheduled for February of 2018. Might sneak up there and check it out some lonely weekend day.

When Eastwood first came out somebody started a thread about it being overpriced when in reality it was underpriced! Remember there is a negative correlation between opinions given on TI and what actually happens.

I quickly went through all 5 communities, is it me or none of them offer California room/optional conservatory?

And Terra has this annoying pantry in all the models that make the dining smaller.
 
That OH4 most likely will have products with the similar price point as those Vistas, perhaps TB will also build home there. 

The OH4 will be the last TIC's Village to be developed in Irvine, they probably want to go out with a bang.  It should be pretty spectacular and very expensive.

What kind of options are becoming standard features? Again no California room / conservatory, don't know how that makes it better.

As for the view lots, there will be some but the majority of the houses sold there won't have a view.

OH3 looks great but I'm not sure it's as great as you are saying, prestige and quality of life are a bit different for me.
