Speaking of views- PS-5 is almost ready to go. I hiked there yesterday

KB homes and Richmond America model are almost done.
Play area along with community pool and park is also done.

Great views though, i loved the settings, surrounded by mountains. I think this will sell like a hot cake.

i sent my mavic drone up there recently.  as far as i could tell there were about 11 homes being framed presumably as models.

tract 18009 (4 models), 18011 (2 models), and 18012 (2 models) look to have shared driveways.  18010 (2 models) and 18013 (3 models) look to be a true SFR.

They also appear to be digging a pool in the park which is central of 18010.
 
Model home openings scheduled for mid-October. Here's my best guestimate as to the pricing of some homes:

Vivo (Petaluma successor) - smallest homes
Plan 1 1,811 SF  $989,000
Plan 2 2,010 SF  $1,049,000
Plan 3 2,077 SF  $1,089,000

Terra Verdi (Belvedere successor) - largest homes
Plan 1 2,653 SF  $1,390,000
Plan 2 2,859 SF  $1,460,000
Plan 3 3,290 SF  $1,510,000

Note that Terra Verdi will have some view lots coming up so you can add another $100,000 for those.

My two cents worth and I offer a double your money back guarantee! I'll check back in a few months to see how close (or far!) I was. Let's not start a thread "OH Neighborhood #3 Overpriced". When Eastwood first came out somebody started a thread about it being overpriced when in reality it was underpriced! Remember there is a negative correlation between opinions given on TI and what actually happens.
 
Will this be the biggest home in OH3?  Thought they would have some Toll Bros like homes.

Hah, Eastwood certainly seemed over-priced to me, given the pricing at near equivalent houses in OH II at the time.

It is definitely overpriced. I think you are a paid-poster. You make money just by helping to blow the price bubble.

OH's market is kind of interesting.  In the gated OH1, those very high end like Alta Vistas, Trevi and La Vita are selling like hotcakes  but the lowest price home like Capella and Varenna are selling significantly slower.  In the OH2, Strada is selling very well but the entry level condos like Entrata, Vista Scena had very slow sales. 

Looks like the well heeled buyers prefer buying the more expensive "trophy home" here at OH and the budget conscious entry level buyer shy away from OH due higher price and less value.

And this is also observed in Laguna Altura.  The bigger SFR like is Cortona and Toscana are the one that got sold at WTF asking price but the smaller condos like San Remo and Siena are just sold on par with the comp.

The entry level condos here at OH3 might not do as well as their predecessor in EW due to preference of these entry level home buyers (they are more price conscious, prefer more bang for the buck, lower HOA and most likely they are young, they prefer elementary school within reach etc)

However, the bigger home like Belvedere successor and the even bigger one coming out later are going to do very well.  Gated, Northwood High and view.  Perfect formula for a trophy home. 

So if you want to buy at OH3, go big or go home. :)
