Newer Irvine listings with crazy WTF asking prices from equity sellers

Apart from price, the base square footage of this plan (Saviero 2) is 3,836 per Taylor Morrison and only increases to the number on the listing when both the optional laundry/crafts room and second dining room at courtyard are optioned. Looks like this house potentially has the crafts room, but it definitely does not have the second dining room. Seems quite dishonest unless the owner or realtor has made an honest mistake.

This is very common occurrence.  In fact, it's way too common, getting worse, and abused by either the owner or the realtor.  There should be some types of penalties to the listing realtor for inflating the square footage and not verifying the accuracy of the livable space which is misleading to the buyers.  However, it's also buyers job to perform the necessary due diligence.

I say atleast 1/3 of the listings are inflated square footage especially the newer builds.

If it was just the yard, that could be fixed for not a whole lot. If it's just because it needs some updated tile work, again not that much.

Those stained grout line also a big turn off for me.  Maybe also just a little bland for home at this price range, cheap tile floor through out and standard white tile at master bathroom etc.

Do you think they did a built in Korean BBQ table in the back yard?
Looks like they did... I must say, pretty ingenious. On a good day, you can go into your backyard to make some bulgogi, and leave the smell outside. Why hasn't anyone else thought of this?
