Newer Irvine listings with crazy WTF asking prices from equity sellers

Yeah, for 3m+ I'm buying in Quail Hill, Turtle Rock, or Turtle Ridge.
 
I have a theory on why Woodbridge homes sell for so much.

Went under contract in just a few days at $1.55m.

It's not FCB money that's keeping these homes high... but let's just say that there is a certain group of people who like to buy in Woodbridge. This particular model must have had an addition because the original flooplan is only 4br 2375sft but the listing has this as a 6br with 3218sft. That bedroom count is another hint at my theory.

The decor is crazy too, straight out of the 80s/90s... blue carpet and all.

There are few others in the south Woodbridge area like this that are ~$1.2m with very few updates... it has to be related to my theory.

Birth hotel? Lots of rooms, no need for upgrades, plenty of parks and areas for walking.

Size is good, layout is good, could use flooring and bathroom upgrades but they're not unsightly.  Address even ends in 8.

Is this a Lafayette plan 2?

Hated when realtor fails to mention the type of model and plan of the home in the description.  And if it is indeed a Lafayette plane 2, it is not 3,000 sf.  More like 2700-2800 sf.

The current asking price are more realistic and if they list this price from the beginning, it would be sold already.

(At least for me, I need a place to BBQ, place to plant, place for the kids to run around)
