Such an easy fix in the backyard. Just staining that concrete or simple staging of the patio with an outdoor rug/chairs with some simple soft scape plants to contrast against that wall - that alone would make it so much more presentable.

I had a neighbor take an interior designer with him to pick all the features of his home at the design center. They planned the look and design he wanted and went together to pick all the flooring/ cabinets/ backsplash etc. I think ESP since most people have no design sense - hiring a professional is invaluable to create the home you want to live in and enhance future resale value. ESP when investing over a million dollars into a property here in Irvine.

Crap, now you tell me?  haha  I'll post up pictures of the house once it's upgraded along with some before pictures to see what you guys think of my upgrading skills.

Completely in agreement here. With my most recent new home purchase (not so recent, 4 years ago actually), we got an interior designer relatively late (after everything was selected and we'd already moved in), but in the future, two things we'll do for sure with any new home purchase is to get an interior designer involved early, and a landscape architect. A professional for the outdoors, and a professional for the indoors. I have no sense of taste, but I know what I like, and both professionals bring it together.

Who said money does not bring happiness? It sure can solve alot of other problems that create the UNHAPPINESS.  :) :) :)

But then again, I live way below my means. And to be happy you always have to be thankful for what you already have. Things will be better with patient and diligent on practice of frugalities.

Ewww...the cabinets, flooring, and countertops have no contrast.  White cabinets would have been a much better choice.

Completely agree, the lack of contrast is very unattractive. I suppose they were thinking "neutral", but neutral isn't always good, esp here. Also, love the description of "professional hardscape". WTF does that mean? From the limited outdoor photos, looks like a concrete pad. Wow! Such indulgence! Finally, what's up with these listings, in extreme form here, where they have a ton of photos NOT of the residence? I know how to google Irvine, where I'm sure some of those shots came from. 20 of 40 of the pics were not of the residence. Ugh.

pretty sure thats the standard cabinet that no one chooses.

Standard cabinets are usually cheap but offered in at least a couple finishes, painted white vs brown. I personally don't have an affinity for white kitchens, but this is one situation where picking white would've been preferable.

Yikes that home is unlivable until you get window treatments in the master bathroom!

C'mon, don't be such a prude.

You're starting to sound like qwerty.  Maybe Ronnie should be nominated  as the new fourth amigo.

Ronnie does a lot of Laguna Altura listings....he must be confused and think that Stonegate trades at Laguna Altura prices.  haha

I thought you meant me... This is all bones fault!

You rang Ronnie?

Not Irvine but.... $427 sq/ft in Foothill Ranch... (gulp):https://www.redfin.com/CA/Lake-Forest/26-Alamitos-92610/home/4797974

House is very nicely done and pictures look great, but I'm sure this would set a record if it sold for anywhere near this price.

Another WTF from Ronnie Hackett.  When you re-post his listings, no wonder people are getting you two confused.

Maybe he's me, or maybe I'm him... He kinda looks like Prince William.

A Maricopa Plan 1 for $544/sf?  Oh man, there's a lot of crack smoking going on in that house.  I believe the last Plan 1 that closed was for $1.1m (last year)...
https://www.redfin.com/CA/Irvine/33-Lyndhurst-92620/home/40101637

Btw, if you are going to show off a Porsche in the garage please have it be a GT one.  haha

Yeah, but this house as beautiful Akovash wide-planked hardwood flooring with a stone tile herringbone focal point at entry.....just sayin'....

And what's up with those stairs?  Someone was high on something when they chose to do that.  People are going to get dizzy just walking upstairs.

Hah, I kinda like the risers on the stairs, and the railing/balusters. Wonder why no effort's gone into the decent-sized backyard, yet the asking price suggests it should be phenomenal?

Agree on the backyard.

For the risers on the stairs, they could've stuck to a max of two alternating patterns.  Five is way too much.

Don't look now but somebody bought it.
