Stock photos add $75/sf to your listing price...you didn't know?  >:D

On a side note...while we compare properties at $/sf of residence, the Bay Area often compares $/sf of LOT size, especially in the Silicon Valley area.  $500/sf of LOT size is not uncommon!  :o

Completely agree, the lack of contrast is very unattractive. I suppose they were thinking "neutral", but neutral isn't always good, esp here. Also, love the description of "professional hardscape". WTF does that mean? From the limited outdoor photos, looks like a concrete pad. Wow! Such indulgence! Finally, what's up with these listings, in extreme form here, where they have a ton of photos NOT of the residence? I know how to google Irvine, where I'm sure some of those shots came from. 20 of 40 of the pics were not of the residence. Ugh.

Such an easy fix in the backyard. Just staining that concrete or simple staging of the patio with an outdoor rug/chairs with some simple soft scape plants to contrast against that wall - that alone would make it so much more presentable.

I had a neighbor take an interior designer with him to pick all the features of his home at the design center. They planned the look and design he wanted and went together to pick all the flooring/ cabinets/ backsplash etc. I think ESP since most people have no design sense - hiring a professional is invaluable to create the home you want to live in and enhance future resale value. ESP when investing over a million dollars into a property here in Irvine.
