Listed at 1.431 in January. Increased to 1.439 later in January. Now it raised to 1.469.

is this particular unit actually for sale right now or is this just a model?  i can understand if this address is just on the MLS to generate interest and the increasing price is really just to keep in line with new phases as they come out.

You're right. Looks like this is to just draw interest on the MLS.

Spanish and Shadybend are our favorite and high quality KB Vicenza homes next to the Toll Road.  Only Vicenza and Amelia are not selling well.  Most of the listed homes at Grove are all Vicenza homes.  La Vita, Messina, and Saviero sells like hot cakes.  Also, Non gated Orchard Hills are selling like Hot cakes too.  No inventory with just one on listing at WTF price (Attached condo for $1.15 million).

Below are couple that sold recently at La Vita and Messina at close to $600/sqft.  Btw, there is a Plan 4 former La Vita model home listed at $4.35 million.  Kind of Ridiculous at $1,000+/sqft.

Also the rumor from Nextdoor is Messina was of lower quality (cabinet problems?) than Vicenza  (no complaints?).  And didn't Saviero sell very slowly?  The word is other than Lavita and the Vistas everything else in the Grove was a bust.

I can't speak for quality of Messina, but they tend to be pretty popular and sell well due to the location near the park, Retail and OH School.  Currently, there is only one listing that just listed this week for $2.33 million for a Plan 3 with ugly carpets everywhere and no upgrades.  We'll see how long it seats due to ugliness of the interior.

As for Saviero, they picked up steam at the end of Phase 2 release.  Sold out pretty fast at the end.  Other developments = Pavoda is pretty hot and selling fast; Varenna is luke warm because of its proximity to 261; Alta Vista is pretty much sold out in a year including the models (just one phase left).  Bella Vista is selling pretty good for the price range.  Amelia Clone Lucca is selling well.  Trevi and Capella resales kinda suck.  Overall, not bad.

Non Gated OH (excl. Reserve) = No inventory.  Where are the inventories?
