Newer Irvine listings with crazy WTF asking prices from equity sellers

So I went on Zillow and did a search for houses on the market in Irvine less than 14 days on the market. (Year built before 2017)
The results show 70 listings. I would subtract 1 since the property is located in Lake Forest.

This is suppsingly the sweet spot, but there are so many listings.

But wait, this attached condo sitting on a huge lot of land. 1/2 an acreage, and you get to own the air space above it too.

The quality of workmanship is inferior, since the home needs to be built quickly.

Yah that's a good point.  I would add that model homes tend to have generous amounts of upgrades, which typically result in cents on the dollar upon resale.

There was a Terraza resale for $1.2m
Maybe the homes closer to the OH school are desirable.  But that doesn?t say why Padova, which is close to the toll, and far from the gates, are selling well.

i think they would have been better off putting down a wall in the master bedroom and converting the two sliding closets into walk ins
