When a house is designed well. 2,000 sf is plenty. A poorly designed home needs more footage to satisfy the basic functional need. A large garden provides peace, Spacious sideyards provide privacy. Estate property is when one can hold a Father of the Bride party in the yard. A stepping stone property is when a poker party is held in a garage.
 
Woodbury Court just opened and released new buildings today, I'm not sure how many units, but that new construction on Hallmark is not all affordable housing, some are part of Woodbury Court. The ones closer to Sand Canyon I believe are affordable...
 
Woodbury Court's got the Irvine PD again! Was coming home today around 4:10; I counted 9 Irvine Police Officers; entering our building. I parked and went in; one guy got the huge door ram. As I walked up, I saw two officers in the back ready to jump any guy coming out the back window or patio; as I went the other way in the hallway; I saw the remaining officers entering the unit. Very scary, does anyone know what is going on? OC Register?...

No need to worry, they were just probably doing some training exercises and wanted to make it as real as possible hence oevr at Woodbury Court. No crime has in Irvine or criminals live in Irvine, after all it is a special community.

Woodbury Court is turning into a real ghetto location now. Remember back in September, an <a href="http://www.irvinehousingblog.com/forums/viewthread/3251/">off duty sheriff deputy tried to castrate someone at the club house</a>.
 
I just noticed all the JLH homes in Portola Springs and Woodbury are off the Villages of Irvine website. As of just a few days ago, the JLH listings were still on there. I know their original bankruptcy plan was to continue development of their Southern California projects. Anyone have an update?

President of JLH is now at a different company and so are the top tier management. IMO there is not much left of this company.

I also read that they no longer have their contractor's license. Kinda difficult to build homes without a license.

This brings an interesting question about the layout of these triplexes. Do you think the front of the homes will face Vintage? Seems like this is the only way they could do it but there isn't enough room on that side of Vintage to allow parking so they will either have to widen that whole street, or but a big ugly wall up and make that the alley, which probably isn't an option. Sounds like they will be widening the street.

can you imagine when all those affordable rental units come on-line? Woodbury just feel about right with the amount of traffic and pedestrians; you can still accommodate for all those Asian drivers who can't follow the signs and figure out which way to turn to go to the open houses... I can't imagine it any more dense!</blockquote>


<u>I think we need to clarify the areas of new development within Woodbury</u>:



1) <a href="http://www.irvinehousingblog.com/forums/viewthread/4380/">The Arbor at Woodbury</a>--affordable 3 story rental apartments at Hallmark & Regal; next to Woodbury Court



2) <a href="http://woodburyhoa.org/show_file.php?id=20760">Land at Long Meadow & Vintage</a>--slated for 140 detached single family homes, ranging from 1700-2700 sqft.



3) <a href="http://woodburyhoa.org/show_file.php?id=22175">Land at Great Lawn & Winding Way</a>--See the attached map and signed letter off of the Woodbury HOA site; Slated for 99 homes (33 triplex units), alley product; although this sounds just like the old La Casella product by Lennar which was in the same area of WB



Interesting <a href="http://www.northirvineupdate.com">website from TIC development in North Irvine</a>--WB, PS, OH, Stonegate, and WB East. Check out the FAQ and see how man homes are planned for each of the planning areas within N. Irvine. Not sure how much they update the website considering current market conditions and recent state housing mandates for Irvine.</blockquote>




TIC is moving fast! Did anyone else notice the bulldozers on Long Meadow? They almost got all the land graded!
 
I have been curious as to what the price range is going to be for the new WB homes that will start selling in 2010. Figured that whatever Woodbury East will be selling for in July '09 would indicate where IC plans to go for their other properties selling in the near future. The IC site indicates that the WE condos will start at the high 300's. A neighbor just told me that she called and was told that the biggest model (1500 sqft) will start in the mid to high 500's. So about $366+/sqft not counting any upgrades, etc.

If they are attached condos, they shouldn't be selling for anything over $300-$325/sf. So that would put the price in the mid $400k to high $400k range since the single family homes trade at around $350/sf currently.
 
I went to Woodbury for the first time today. It didn't exist when I lived in Irvine, and since then I have only driven around it.



I hate it.



I felt like I was in terra cotta condo hell. I had trouble delineating one home from another even when they were "detached". Graph drove me around for a while, pointing out the different products, and I kept saying "they all look like large apartment buildings. Where are the actual houses?" The only way I could tell what was an actual apartment building, as opposed to some version of a condo, was the building height. Everything was landscaped like an apartment community, so from the moving car I couldn't tell the difference. I mentioned at one point that I couldn't tell where the front door was on a few of the townhomes(?). And of course, we got lost several times.



The color scheme didn't help any. What's with all the orange/coral/salmon/pink? Everything blended together, so every building looked attached at a glance. The Mille Fleurs, I think, product were the only ones that looked like houses and at least weren't attempting to be Mediterranean with a southwest color scheme. The drawback were the friggin' pink, orange, terra cotta, whatever fugly color houses that were built across the street from the ones we drove by. What a shame. You buy a nice house and you open your front door to see that 1992 threw up on the house across the way.



For ya'll that like it, you at least won't have myself as competition.

That should get a double thanks from BK and the Westpark salmon stucco nightmares he has had for 20 years now.
 
That is one of the things that turned us off of Woodbury... the density was so high. The bigger houses were longer to make up for width but it just made it look strange from the front.



And similar to Portola... it's too far from where we want to be... although closer to the 5... it takes me longer to get to places I need to get to than other areas in Irvine.



It's also why I'm only curious about Orchard Hills because I doubt I would want to live there.



Drove around Turtle Rock today (the higher neighborhoods)... haven't been there since the fires and I forgot how nice it was. Maybe that's another option.

I predict that you will either buy a Turtle Rock or Quail Hill home...but don't ask me when and for how much.

LOL! You should see the color of the Portola Place Apartments. It's sort of a burnt-orange and chocolate. The colors still nauseate me. When we sold our house, my husband picked out our apartment by himself without me ever seeing it or knowing where it was. So, the day we moved in, we were driving down the street approaching it and I said, "Ugh! Look at those ugly apartments. I would never want to live there!" Him: "(Awkward pause)...Welcome home!"

Good prediction.



I'm saying 2014 for Laguna Crossing, and 2018 for Orchard Hills. At this pace that's about right. More businesses need to move in before we can support more developments. And NO, mortgage companies aren't the type of businesses I mean. :P

Wow SoCal I don't know you can be so flexible. My husband would never do this because he knows what the consequences will follow. LOL
