IHO, i will have to try to marry the second without borrowing money from the first. If recession deepens and my business suffers it may take four years. Two years is just a goal i have set for myself to acquire a new property. In a more serious note, we all have decisions in what vehicle we drive to reach our retirement goals. Bondtrader is very good with stocks so that may be his vehicle for his retirement goals. I have chosen Irvine Real Estate to be mine. The second business I've been wanting to start is a property management company that focusing on SFRs and some industrial in Irvine. I would start by initially managing my own portfolio of properties.</blockquote>
The key to a successful property management company is economy of scale and that is the toughest thing to achieve.

We are now at a job level between 2002 and 2003. In other words, the job level we are at for July is less than 2003, but higher than 2002. Adjusting for population growth, then we are job levels that make the 90s look like good times. Even the health/education sector is <em>this</em> close to turning negative YOY. There isn't a single month in the 90s or the 00s recession that has ever happened.



Professional and business services (when 70% of the economy is based on consumer spending and the services that come with it, it shouldn't be a surprise when this number drops, even though CSUF predicted growth in this sector) is down to 2004 levels. Really it has been stagnant since 2000 now, but again adjusting for population growth it is even worse, and it probably makes the 90s look like good times.



This sucks, and this is the one thing I really wish I could have been wrong about. Because these numbers are now way worse than I had ever expected, and unfortunately it does not look like it is improving anytime soon. Remember... flat job growth is really negative job growth.</blockquote>


AI, After giving it more thought and reading graphrix's post, it is probably not a good idea to bite the bait for these first phase Woodbury homes. I do believe that the unemployment situation is going to get much worse here in OC and another 20% drop in Irvine is going to happen from now until August, 2012. Suppose we do get the smallest unit for $550,000 and we put 30% down of $165,000 for our respective homes. I am pretty sure that our $165,000 downpayment will be worth only $55,000 by August 2012. I don't know about you, but i will not be able to swallow that.

I agree. However, they pushed back the release of both Laguna Crossing and Orchard Hills to 2013. They may delay these as well.
 
Was out walking this morning, and I noticed that the earth movers and bulldozers are starting to move south of Regal in Woodbury, next to the Arbor affordable homes... which by the way are almost complete, I say another couple of months or so...

Ivy at Woodbury east starts at $358k and peaks at $441k. Go for it Panda at these fantastic prices. :-)

I am simply amazed at how fast TIC is moving... in 4 short days, they have already graded the entire lot south of Regal and east of Rolling Green... looks like the sewer trenches are dug and the streets are being carved out...

my son and I have been completely entertained on our morning walks this week? we?re amazed at the swiftness of the construction... he now gets excited from large tractor trucks, bulldozers, WB Waste-Management trash trucks (on trash days), tractors and back-hoes...



somehow though... he still gets more excited to see the face of a perfect stranger's smile... why? i hope this is normal...

I don't live in woodbury, but if I bought a house in a planned neighborhood where I was led to believe one thing, but the city changed its zoning plans to high density housing, I wouldn't be very pleased. It's one thing if the master plan called for high density all along but another if you were misled.

That area you detailed in the map was the old CalPac Andalucia project. The model homes have been sitting for quite some time. Are they demolishing the model homes now? From my memory when I took a peek behind the fences last year, the streets were already laid out. Are they simply prepping the lots now? I would imagine it would be a very expensive to change from detached condo SFR to attached products with alley style garages. They would have to reconfigure whole streets.
 
sorry, they are working around the Andalucia homes... the park in front also looks untouched, everything else around it is being graded... I believe they are carving out the alley streets...
