New Homes coming to Woodbury in 2010

I live in Portola Springs, renting one of the Manzanita plan 3s. There has been a whole lot of grading going on here as well. There are quite a few houses being built at the moment and it looks like they might be planning to kick up the pace on future phases. Seems strange since the prices are still high around here.

there have been many residents in woodbury who are unhappy about the new housing because it will be higher density than originally planned. they started a campaign to protest the change with TIC and the city. our hoa had been approached by the group but the board decided (rightly) that was a matter for individual residents to take up on their own.

I don't live in woodbury, but if I bought a house in a planned neighborhood where I was led to believe one thing, but the city changed its zoning plans to high density housing, I wouldn't be very pleased. It's one thing if the master plan called for high density all along but another if you were misled.</blockquote>


the change is from 1900-2500 sq ft detached homes to more townhomes. its a drastic change but its not an apartment bldg or prison.



the funny thing is the residents complaining are detached condo owners. that's NIMBYism to me. just say NO to more high density housing... but my high density housing is A-OK!

my son and I have been completely entertained on our morning walks this week? we?re amazed at the swiftness of the construction... he now gets excited from large tractor trucks, bulldozers, WB Waste-Management trash trucks (on trash days), tractors and back-hoes...



somehow though... he still gets more excited to see the face of a perfect stranger's smile... why? i hope this is normal...</blockquote>


That area you detailed in the map was the old CalPac Andalucia project. The model homes have been sitting for quite some time. Are they demolishing the model homes now? From my memory when I took a peek behind the fences last year, the streets were already laid out. Are they simply prepping the lots now? I would imagine it would be a very expensive to change from detached condo SFR to attached products with alley style garages. They would have to reconfigure whole streets.</blockquote>


The streets were never built out. Looks like they are just prepping the lots.

The developer cannot modify the previously approved site plan without re-approval by the city which will require public hearings and involve the planning commission.
 
Do you think the city process will intimidate The Irvine Company and force it to stay with bubble conceived products?



TIC can remove the entire mountain in one night before the council members wake up in the morning.



Look at Celadon and Sienna in Woodbury East. The models were already built and it has no intention in moving forward with either projects. Prado in PS is another one.

So who wants to buy the old CalPac model homes? Any bidders/FCBs out there? How much do you think these <a href="http://www.garyfallis.com/img/floorplans/npsfp/campanile.htm">Campanile</a> copies will go for?



I assume they will be placed on the MLS at some point, similar to the <a href="http://www.irvinehousingblog.com/forums/viewthread/2873/">Prado Model homes sold last year.</a>



I like their location across from the park but would not be so happy surrounded by higher density attached product.

Bigger house = more $$$$.
 
There are 3 sites in Woodbury. One next to JOST will be detached homes another one next to Sand Canyon will be attached and the remaining one is currently fenced off known as the former Promenade along the diagonal streets.



Woodbury is relatively flat starting from Jeffrey Road. Woodbury Retail is relatively flat starting from Sand Canyon. Retail did not want slopes in its parcel and Residential did not want slope in its parcel either. Normally there would be a wall between retail and residential to separate the topographical differences. Since in this case the retail is connected to the residential without a retaining wall the land slopes some 20'. It is difficult to find an replacement Promenade cheap to build product to adapt to the severe grades and conforms to the built streets.
 
Was just in WB doing some shopping at TJ and decided to checkout the new construction. A few things I noticed:



1) <a href="http://www.irvinehousingblog.com/forums/viewthread/4380/">The Arbors at WB</a> is pretty much finished. Looks similar to WB Walk except they have their own pool. Similar 3 story architecture to the surrounding WB Court.





2) The tract of land near the <a href="http://www.irvinehousingblog.com/forums/viewthread/890/">old CalPac Andalucia</a> project (bordered by Trabucco, Sand Canyon, Keystone, & Regal) have new detatched single family homes being built. They have their own driveways and garages similar to <a href="http://www.irvinehousingblog.com/forums/viewthread/2035/">Portisol </a>and Andalucia. They look similar in sqft. The new model homes are being built on Honeyrose (between Tall Cedars & Rolling Green--kitty corner to the Andalucia models). I am not sure if that whole tract will be dedicated to these new detached homes or will be mixed in with some of the Lennar LaCasella project.



3) I know <a href="http://www.irvinehousingblog.com/forums/viewthread/6259/">RC or Spinderella mentioned it in the another WB thread</a> but the <a href="http://www.lennar.com/New-Homes/California/Orange-County/La-Casella">Lennar LaCasella II</a> are no longer triplex but duplex. Just drove by the new model homes being framed and was surprised to only see two garages sandwiched next to each other. I am not sure if they plan on bringing back the smallest floor plan, plan 1. Only plan 2 & 3 are on the Lennar website. Maybe the smallest floor plan did not fit in with BK's bag-o-chips theory.



4) The <a href="http://www.irvinehousingblog.com/forums/viewthread/6354/">Brookfield Montecito</a> model homes are continuing their busy framing of the 2nd floors at Regal & Great Lawn. Looks like they will be on schedule for an early 2010 model opening and sales.

May be members could wear some discreet IHB pins to identify each other. Kind of like the secret Mason society in the Da Vinci Code. The IHB society holds the secret IPD crime log not disclosed to the free society.
