Mendocino and Saragota in Stonegate

Mendocino gives me mixed feelings. I am happy TIC is listening and offering a traditional SFR setup starting at less than $800K--real driveway, sidewalk, and backyard. But there is always a catch--the setbacks on the backyard and especially the side yard (can you even call it a yard) @ 3' sound horrid. Maybe most buyers won't notice or care but the neighborhood will have a high density aesthetic and lack of privacy for home owners.

The current state of low inventory in Irvine is a boon to new home builders and forcing buyers to make even more compromises on their purchases. Come 2013--I predict that Five Point Communities / The Great Park development will offer a better price and lot size versus their TIC counterparts. Should be interesting...

what feeling does it give you? the feeling that you are getting punked?  also, isnt the great park an EPA superfund site??  :)

maybe you should just wait till next year and buy a standard pacific product in the less toxic former marine base in tustin.

I do like Standard Pacific homes. Once Tustin Legacy gets built out it should be very nice--love the proposed sport parks and especially the proposed park that runs through the middle of the development. I think you are right regarding toxins--both sites have their issues. SG at least is not on a former military base but probably is susceptible to a plume effect like Woodbridge being so close to El Torro and the dump. Is there anywhere safe to live anyore?  ;)
 
I went to Mendocino today to register with IrvineRealtor... shadax' one picture does illustrate how close these homes are to each other... they might as well be attache or zero lot line.

I think what they ended up with is different than what was proposed on the 1st page of this thread. Instead of an area between the homes where the sideyards go from 5' each to 3' each (6' total)... it looks like in some spots they left it at 5' and made it only 1' for the other house. So it looks like only one backyard entrance per side, at least for the models.

IHO - since you signed up, why would you not pull the trigger on one of these? They seem to kind of fit your criteria, well except for the 3CWG.

We might... which is why we registered.

We are looking at the Plan 1 because of the price but the cons here are:

- North Irvine (we prefer closer to the 405)
- Mello Roos
- Not exactly the greatest floorplan (I still like the old school dining/living/family+nook+kitchen/downstairs bedroom)
- No 3CWG (obv)
- Small lots

I like the Plan 3 at Las Ventanas but the downstairs is arranged strangely and the location in Portola Boondocks and next to the toll road isn't great. It's hard to spend more for a smaller Mendocino Plan 1 but the location is better esp with the elementary next door.

If we do get the Plan 1, I would probably want the Conservatory Room but that's more money.

The big plus is it's brand new but then we would have to wait until next year to move in.

And if we are going to live up in northern Irvine Ranch... maybe we should just get a Tustin Ranch 3CWG in the same price range with less expenses (no landscaping, window coverings, lower MRs etc etc).
 
Grand opening this weekend, see you guys there, my kid got a ballet class over in Cypress park, probably swing by afterwards to tour the models.

yeah, new is a huge plus.  my wife always wanted to do a renovation even when stuff was already upgraded (not her taste), so it made expensive homes that much more expensive.
 
anyone able to uncover a site plan? what constitutes a premium lot in medocino, 3900 sqft? will they be sqeezing 3 home shared driveways into the corners?

Also, based on the original rough scheme, the flow in and out of that tract seems to suck majorily, one street in, so if your house is in backing to the school and facing the park, then you'd have to drive all the way around like a sideways "?" shape (if that makes any sense)

It looks like they still have 2 homes on a shared driveway, but all eight corners.
Plus, it appears that the shorter streets that parallel Spring Meadow are slightly more closer toward Spring Meadow than Maricopa.  So those lots along Spring Meadow will be smaller than the similar lots in Maricopa.
Maricopa lots along Spring Meadow go upto 4900 sq ft.
 
We will be there, if I see any suitcases of cash I might burst out laughing, need to practice my poker face.

My daily drive now passes both Stonegate Elementary and Canyon View Elementary. The drop-off is pretty hectic as sometimes parents are struggling to find parking. Walking your kids to school now seems a lot cooler.
