Here's looking back at Mendocino's phase 1 prices.

Residence 1: $786k, $791k
Residence 2: $819k
Residence 2x: $839k
Residence 3: $838k, $856k

When Mendocino starts selling in September of 2012, homes are readily available and buyers can easily get a home.  Than the market got crazy at beginning of 2013 and that's when the legendary waiting list started.

Well, congrats to all those bought Mendocino and especially to those that bought in 2012. :)





 
Here's final score for Mendocino.

133 homes at the first site and 114 at the extension site.  That's total of 247 homes sold in a little over 24 month period.

Must be the elementary school. :)

Yup and poor us who waited on the sidelines.  It is incredibly amazing how much Laguna Altura shot up and How much Lennar's Rosemist in Pavillion Park went up from the first phase to the last phase within an year.  Unlike other developments where price increases in each phase was coupled with may be better lot location etc, Lennar's lots and house options were similar from phase to phase and their Plan 3 went upwards of $300K in price.  I think that puts the 2003-2005 bull market to shame
