Mendocino and Saragota in Stonegate

I dunno... sounds like price fixing to me... esp with WL trying to command $900k for the same-sized homes (they are at the grading phase BTW).

Brand new is nice... but even with low inventory... resale is the better value.


Anyone with insight on how plan 1's are selling at Cortona in LagAlt?  If you can deal with the higher HOA dues, isn't that a better option than Mendocino? Better floorplan, nicer exterior designs, etc....

Maybe TIC is pricing Mendocino higher to make Laguna Altura's Cortona look more attractive... those sly devils.
 
I think Cortona is doing fairly OK; certainly cannot compare the sale pace there to any of the detached products in SG (San Mateo I and San Marcos all sold out, Maricopa is near the end).

Sienna, San Remo and San Marino are the ones in trouble.

San Marino is actually almost done as well...2-3 more phases left.
 
Got an email...grand opening for Saratoga and Mendocino set for Sept. 8th.  The broker co-op for Saratoga will be $12k and the broker co-op for Mendocino will be $15k. 
 
Was at the Mockingbird park tonight with my daughter after work, and saw the Saratoga model homes.  Man, it looks craaaamped!  I told my wife that the house is about the same size as ours, and she said no way, it looks so tight!
 
In their newspaper ads and emails, Maricopa now lists as low $800k (probably because no more Plan 1s) so now Mendocino doesn't look so bad.
 
saratoga does like cramped. the backyard looks smaller than san mateo's and san marco's. the sales lady at san marco told us that they are moving over to the sales office for saratoga the week after labor day.

The website said the grand opening is on Sep 22nd.

The Sales Gallery event is sucky... no access to the models unless you have PS9's suitcase of cash.

I'll wait until the week after the 22nd to do my looky loo... but at low $800k... I don't want to buy.

We are looking forward to viewing the models for Saratoga....got the email about the 22nd.  How hard is it to get a lock on the model homes that come with the furniture? I like the idea of a "quick move-in" home after reading some of the nightmarish stories on here about upgrades, etc......

The model homes are the last homes that are sold and come with a steep premium to the rest of the homes.  Not sure I'd want to buy a model home that has had buyer traffic for over a year.

Tell me if you ever heard this line, "the model homes are built the best because those are the homes that people visit so the builder spends extra time doing a quality job."  That's from my co-worker giving me advice on home buying.

Today's newspaper says Grand Opening is 9/22.  I will be there only to look but that is depends on what kind of free food they are giving out.
