What is up with this street? (Belmont). It literally is 8 houses and half of them are or were in trouble. Here is the post at IHB dated May 5, 2009

"I have been watching this street in the Shore for awhile now and it is astounding that for such a short street (8 houses) I have posted 3 of them that are in trouble or bank owned. How can 35% of a street be in foreclosure?

To be honest, the flooding this week in the LBC, Belmont Shores, and Wilson High is making me a little concern about buying there. I said this all along, I know the Shore is not a New Orleans, where it is below sea level but it's pretty close darn close. The pic from the LB Post are truly terrifying... and some of the comments some residences have made are also telling... I was searching for some 2nd street flood videos on youtube and also found some disturbing videos of public urination and fights... I know storms like this doesn't come every 10 years or so... but this has got to drive some home prices down... I sincerely remember a house at the shores for around $400k before 2000...

Where exactly do Realtards arrive at their price points? This drives me crazy!! These are the professionals that are supposed to help guide you through the difficult process of pricing your home to induce a sale. You might think they would look at comps in a neighborhood, or at least on the same street. I know, not every house is the same but to my layman eyes I would think more square footage would equal more money. I suppose that is why I am not a professional in this area but it does look troubling. Take for example this water home...

Here is cool home just to the right that sold in October. Wow, 3 bedroom 2 and 3/4 bath, 1200 sq feet larger, should be around 2.7 mil at 1150/sq. Whaaaa? It SOLD for $546.00 a square foot? Man, that guy got ripped off!!

Here we go, this one sold in August. It's larger (4 BR 2.75 BA) and has almost 750 more square feet. This one must have gone for around $2.3 million, right? Waitttt, some guys stole this place for only $1.3 million, saved a million. What a sucker seller!! $635.00 a square foot, such a deal.

How can a professional come to the conclusion that $1150 a square foot is "reasonable"? I just don't see it. Maybe this home is the hidden entrance to Hogwarts or floats on a vast pool of oil. Where do Realtards get their pricing models? Out of their Arse?

She is getting greedy! It was listed for $849,000 just last month... somehow the Realtor has a fresh new listing without showing the previous delistings... I thought she was VERY motivated, she already bought a new property, a single mom, newly divorced, with a kid under 1...! I guess she needs the $$, but she should have some equity even after splitting it in half with the ex...

The house on Claremont has raised it's price also, from $699,000 to $739,000

better buy now!

It's in the little booklets they hand out at the realtor orientation. Unfortunately I tossed it as soon as they gave it to me.

small but we can make it work for our family... on the beach side of BS...

based on redfin's resale comps, a fair price is around $517k, and based on current for sales it's around $491k... now we are talking... if we see this price point by years end, I'll be up for buying in the LBC...

Way too small for even a couple. If you can build a second story and add another 700-800sf then maybe but not at that price. PASS!
 
I like the glendora house, but only one garage spot? it looks like they get the small yard in exchange.

and are the permits good? the tax roll shows half the sqft.
