Long Beach (Live in the LBC)

NEW -> Contingent Buyer Assistance Program
Where do you think this one goes out the door at? The owners are incrementally, excruciatingly moving the price lower every other week. This is like a slow, back wards auction. Where will the gavel drop?

I don't think he will find a buyer till he stops those incremental price drops. If I am the buyer, I would think that this owner will accept an even lower price, or will drop it further in a week.. wouldn't hurry at all to lock in a price.

Dec 18, 2009 Listed $649,990 -- SoCalMLS #P714820
Aug 17, 2005 Sold (Public Records) $790,000 17.7%/yr Public Records
Apr 15, 2004 Sold (Public Records) $635,000 23.7%/yr Public Records

Wow, look at that hit. We are back to 2004!!! What a decade.

^^^ Being behind a retail strip (gawd freakin awful noisy garbage trucks every dang day), and being priced at 2004 prices... Maybe it will go fast, but I think buyers are more picky about location these days. But I could be wrong. And... FWIW, that is the nicest house under a 1000 sqft. I have seen in a long time. TIC, please take note. Nevermind, you couldn't build something of this quality... ever.

And I do believe that home would be BK approved. It has faults, (can you find them?), but they are minor.
And I do believe that home would be BK approved. It has faults, (can you find them?), but they are minor.
I'll try from memory:
- the cooktop is not in a commanding position in the kitchen. Would need to remedy with a reflective device above the range.
- the distance from the range to the sink is too far. When transporting your pot of noodles for draining, you might spill the water and slip on the floor.
- the love seat in the living room lacks defensible space.
- the desk in one bedroom is also not in the commanding position and is blocking a window as well.

The photos of the bedrooms are too small for me to make out so that's all I've got.
Nice upgrades, but the property is overpriced for what it is....a small apartment sized home.
At $678.00 a square foot..yah, this ain't no Dana Pointe, private beach, water front.

Alright, this is a pretty cool little house but c'mon 255 days on the market and not one price reduction? Sue LaBounty is usually a pretty good agent. Maybe this is her house?

don't listing agents who have an interest in a property have to disclose that in the "legal" section of the MLS listing in CA?

I was just kidding with that remark, I am sure she would be obligated to report her ownership. I just can't believe she has not talked the owners off the cliff. While they sit in dreamland counting their imaginary money this house sits and sits and sits.

Yes they do, that information is disclosed in the private agent-to-agent comments that the general public can not see.

Sue does not own this home. Although it is tenant occupied. Here are the agent-to-agent comments:

"*** Tenants currently occupy the home and have requested at least 24 hours notice for showings. Please call Sue at 562-XXX-XXXX or 562-XXX-XXXX for appointment. ***Please make sure that ALL GATES ARE PROPERLY CLOSED so dog does not escape, tenants would be devestated if their dog got out**** Thank you for showing."
Whoa! Backup Buckaroo. You buy this home, probably the DAY of the market peak, live large for a few years and think you can demand $664.00 a square foot and get out with most of your skin during the worst housing market since the Depression? Not likely but your agent is obviously not going to stop you from trying.

Good luck with that
I suppose the first price was a misprint. This property now shows an ask price of $795...nevermind
