My buyer who got a home in Phase 4 said the price went up by less than $1,000.  I can't see them increasing prices by more than a few thousand for each phase going out.  Obviously the lots with the big yards with have premiums because they know there are a handful of people waiting for those lots.

Less than 1K for prime area (at least less crappy) during the selling season.  I'll hold out for the price drop due in 4~6 months.  When is HF breaking ground again, early 2012?  For other fun options there are 5 developments going up in Lake Forest set to break ground in a few months.  Not Irvine, but should hopefully be competition to affect prices.

I wouldn't count on HF breaking ground in early 2012, especially if Europe doesn't calm itself down with their debt crisis.  Damn Europeans are too stubborn for their own good.

Plan 1
If I was buying Plan 1, I might have picked up lot 15 in Phase 3.  I have my eye out on a Plan 2.

Didn't they already get the loan though?  I can't imagine they want to moth ball it and still make payments.  And waiting out the Euro debt crisis might be a very long time, as soon as one does a little better (i.e. Greece) another country is there to pick up the slack (i.e. Italy).  Plus, with the economy staggering and looking like it'll be years until we hit bottom, selling now would be better as prices are still high.  The longer they wait, the more the possibility prices will drop.

Plan 1 = lot 27, plan 2 24, 26, 28, or 30.  At least, those are my picks.

That is largely personal preference.  I prefer the area furthest from the 133 and portola parkway, which is the NE section.  I think 25, 29, and 31 are plan 3 in that area, though two of those will likely have lot premiums.  Again though, it is personal preference.  Which is also why I didn't post any 3's myself before as I don't personally like the downstairs layout.  USCTrojanCPA might be better to ask as he is professional on realty.
 
I really dislike how the downstairs is done on Plan 3... I even re-did it somewhere on this forum (maybe PS9's thread?).

In addition to holding out for the lots farther from the toll road and street, you may want to get the one elevation that has a balcony.

is a balcony really that important? does anybody ever really use it? or is it more just aesthetically pleasing?
 
I throw that again to personal preference, I for one like neither the look nor the added maintenance.
 
TayMo must agree with you as only 2 of the 3 elevations has the balcony... although they should have made there floorplans reflect no balcony (or show it as optional) since most of their homes do not have them.

1 of 3?  But yeah, they shouldn't have the deck on their floorplan.
