I went in today, a couple of ppl were talking about putting "holds" on some lots. As they inch away from the 133, interest will increase exponentially. I got a feeling of timing and which lots are going in which phases. I will be waiting, but probably will join the party by pre-qual'ing and getting on that elusive interest list. I won't, nor do I want to get into a bidding-war for those oversized lots. Just the thought of mowing it, is enough to scare me away. If I can get a backyard like the plan 2 model, i'll be more than happy. I'd hardscape it anyways.

I retract my statement. I ran into Jon and Laura from TM at Starbucks today and they told me phase 4 almost sold out on the day they opened it. I guess there is pent up demand for the later phases to open.

Hahah, "pent-up demand" sounds like such a BS realtor line.  I think Lawrence Yun coined that.  Though in this case I would agree somewhat.  The product itself is superior, but the location of the first phases is terrible.  All other things being equal I wouldn't be surprised if some of the largest lots on the east side of the dev went for $100k more than the first phase.  That is, if prices hold from now until then, which they very well may not.
 
Everyone's input has been so helpful. Heading out to go see LV next week. Without actually seeing it, it's between LV, Casero, or Santa Cruz. Pretty excited.

Quick question. Does LV 3 have a pool in the back? 
 
Talked to the sales ppl at LV. Supposedly 5 out of 6 homes in Phase 4 have been sold already! It looks like they are picking up steam as they move away from the dreaded 133 fwy!
 
They said the next phase (5) would be out in the next 2-3 weeks...but it's always changing, so I would suggest calling for the latest info.

They will call the people that are at the top of the original priority list first.  The homes that are not sold are then available on a first-come, first-serve basis.
 
Does priority list = ppl who have submitted a pre-qual? Do they "sort" the pre-qual list based on best qualified at the top? Whole process seems a bit subjective.

It goes in the order that you were pre-qualed (1st come 1st served). Best qualified does not matter.

It all depends on the builder, there's no one auditing their prequal list, who knows for sure.  I know iPac has not kept their list order.  I thought I was on top but now it's first come first serve once you get on their call list.  Maybe TM is different.  Btw doesn't the TM sales lady remind you of Angela from the Office?

One thing I will give TM is they have the nicest sales staff at LV. Jon and laura (Angela from the office) have been the best people we met through all of our visits to the different communities.

From my experience, the order is based on when you got pre-qualified with the builder's preferred lender.

For Sevilla, they never told people what order they were on the priority list. They just had people show up at the grand opening. On the morning of, they just read off the priority list and asked what lot the person/couple wanted. If you weren't there, they skipped you.

I still haven't gone to check out Las Ventanas.  I guess now I have a reason to go to confirm this comparison to Angela.
 
I drove by there this weekend to see how the homes are coming along and it looks like Phase 1 and maybe 2 are almost done.

What stood out to me is that these homes look really tall. I think that will help with the sound abatement of the homes farther in but more importantly, the interiors won't feel so cramped vertically.

Proximity to the toll and sound issues aside, the way the homes and streets are being built, these are superior to the motorcourt alleys of the detached condo products.
