The best lots of plan 2 is lot 30, 33, 38 and 40.  All these are phase 8 and phase 10/11 if I remember correctly.  Wonder what the premium will be for those lots.  I'm guessing $660k +$40k.

The bad thing about lot 30 and 33 is the upward slope that is found in the models.  Its not really useable space so 40 and 38 might be better.

I don't know if I agree on the price you mentioned.  I think LV has done a great job of keeping prices up, but with the economy the way it is they'll be lucky to not shed price in the up coming months.  I don't know if 38 and 40 are as nice as the lot size makes it being adjacent to Portola Parkway.  As they haven't been built out I can't speak for those lots explicitly, but I did stand in the Primrose lots right next to Portola (23 and 25 I think were the numbers) and heard every car that passed by.  I like lot 26 in LV personally...

Hi Nous,

I hope you're right.  Im totally guessing at the price.  But I assume bigger lot = higher price but don't know by how much.  Did you happen to get on this list that everyone is mentioning?

No way will they try to charge or get $40k extra for those lots...$20k-$25k more max is my guess.
 
I'm not on the list myself, showing interest is the enemy of bargain shopping!

Getting on it should be simple enough though, stop by the office and fill out one of the interest cards they have.  Make sure you have an agent if you plan on using one and fill their name in too.  As USCTrojanCPA has pointed out, having an agent can help you get some of the money the builders have been paying out in broker co-ops if you get the right broker.  No reason to leave money on the table when they are giving it away!

You got it.  Also, I was able to get additional incentives (aka credits for closing and/or design center upgrades) for the 2 buyers that picking up unsold homes from previous phase releases.

After seeing the model homes, got so disappointed with the actual backyard space. So misleading. If I want one of the larger lots, I was told that I would need to wait around a year and half. Bummer.

I don't think you are seeing the good in that wait.  The longer you wait to ge the lot you want, the more likely prices will drop and you can pick it up for less.

Think so? Think it'll be worth it to wait it out? Looks like a lot of ppl are interested in the good lots. I probably wouldn't stand a chance. I also want a corner lot.
 
Stopped by and found that phase 4 homes (four lots) are sold and they will be selling the next phase soon.  The "backyard" on most of them are really like a side - walking path on a normal SFR (the one you usually use to drag the lawn mower from the garage to the backyard).

It seems almost better to get a motor court set up so you have a little bit bigger side yard that is private (no neighbor windows, just a zero lot wall).
 
My phase 1 buyer will be closing on their home by the end of this month.  They locked in an interest rate of 4.375% rate today.  Living on a motorcourt with no driveway and a zero lot line?  No thanks, I'll take the small back and side yard on a normal street any second of the day (but hey, that's just me).

They are planning to sell lots 16, 17, 64, and 65 next.
