La Vita at Orchard Hills

Why would anyone want La Vita Plan 4 at $2.8m for 4000 sq ft?  Isn't Trevi much bigger and about the same price? Or are the Trevi view lots even more?

Trevi view lots are more than $3m, and that's with a smaller lot and backyard than what's offered at La Vita.
 
The house price goes by living sqft though. Trevi is much bigger than La Vita even if it is on smaller lot. Having bigger lot sometimes means more maintenance and headaches.

Still, lot size does play a role in the price. It would be ridiculous to think that a house with a 13,000 sqft lot wouldn't require a premium over a house with an 8,000 sqft lot, which is what the view lots are averaging around. That size provides the houses with a backyard setback of about 15 feet, which is pretty bad, especially for a 6000 sqft house.

Of course, lot size plays a role in the house price but house MAINLY goes by sqft of living space. I think view lot premium weighs more than lot size as well. When you have a view, backdrop over the fence will play like your backyard so it wouldn't feel like too cramped as it sounds.

Looks like some one already reserved the Plan 4 model home at $3.5 million.  Simply amazing at almost $900 sqft.  Other model homes are available.

You could also say that the $/sqft is going to have an impact on the $/sqft of the entire communty. After all the construction is over and the model homes are closed, all houses are equally comparable.

I purchased a plan 4 as a summer home. Got in early so paid very low $2 bucks on a over 12,000 ft lot and we love it. Just FYI to the uneducated, most plan 4 buyers are not Chinese as one ignorant person stated somewhere. Also the person with a Shady Canyon photo on their profile name, need to over compensate for some reason. I guess you live in an old house that is what 10 to 15 years old at least?

Is Shady Canyon in Irvine such a big deal? Much more exclusive zip codes in California in my opinion.

Yup, Irvine is a snobby City.  By the way summer home buyer at La Vita, do they have a second HOA there to maintain the front landscaping or if that even exist is that too little for you to notice?

Don't be jelly. There's a reason why you are just a lowly Irvine home owner and he's a prolific home buyer. Besides posts like these help balance out those "I don't understand how someone can afford $1m+ homes in their 20s/30s, what am I doing wrong!!!???" posts. Lots of money out there.
 
To the person who does not own a summer home in the Hamptons, or Martha's Vineyard but posted the Orchard Hills comparison. The Plan 4 is a retirement home for my parents in-law and a summer home so we can visit them. BTW, the Hamptons suck you really going to compare beaches in the north east to California? Martha's Vineyard, WTF! we are a young couple we don't want to hang with New England stuffiness
