I don't have to pretend that I know people here, because I do know people here. In fact, I had lunch with BK yesterday, and I would consider him my friend. So, if you dis my friend, who is more educated about what he is talking than what some have no clue what they are talking about, then I will back him up all day long. Especially when the poster has changed names to hide from his previously posted and extremely uneducated posts, like what is an option, then I put him in check now, just like I did then.

I didn't mean to pick a fight with BK, I don't know if I am one of those you are referring to. I was just pointing out that almost all of the 'cultures' here at one point did face the decision to leave where they were born and come here. I'm first generation too, just not of asian decent.

AI - One of things I've always appreciated about your posts was your ability to write a one sentence comment addressing the issue at hand and then to follow up that statement with facts and reasoned analysis.
 
Wow! Thank you all for defending me. You are the reasons why I posted. Unfortunately for some who do not value the contents of my posts. Companies and builders paid big bucks for my research that help them to shape better consumer products and habitat for the way we live.

Huh? In 1990 the median price for a home in OC was $257,300, and in 1996 the median price was $211,100, for a nominal decline of -19.33%. According to the BLS, SoCal?s inflation rate was up 15.9% in that same time frame, and not down. So, if inflation went up and homes prices went down, then in real terms home prices were down 35.22%.



Currently the median price for a SFR, according to DQ, is down -3%. And, yet Socal?s inflation is up 3.5%. Mmmm? if inflation is up, then why are home prices down?</em>



Good stuff, good stuff I tell you.
 
On a serious note...



AI, if you took the approach to listen and learn, you would know that many here have experience in RE, and especially new home in RE. Instead, you tried, and failed, to put us down. Which, as you can see, makes and has made you look foolish. You could have, and should have, taken the same approach as IR2, and give facts backed up with data to show what is really happening in market. Granted, you have posted sparingly at best informative stats. But, for the most part, you like to get your cheap shots in. You could have posted traffic info, sales in escrow, incentive info, and closing info, but you didn't and you can't blame us for flaming you.



I have builder experience, connections to it to this day, and understand your frustration. The sales agents I respect, are not their cheery selves, and try their best to remain positive. But, most have stopped drinking the Kool-Aid, as should you too. I go to, and hear about, the traffic in the new homes and I know how bad it is, as I have seen the traffic logs. They are less on a weekly basis, than the 2005 daily basis. Granted, it is your job to drink the Kool-Aid to sell homes, there is no need to do it here. You could lighten up, and post traffic data, the number of contracts, and closed sales, but I doubt there is any way for anyone here to take you seriously.



Look at IR2 as an example, he is in the industry, but we all respect him for his honesty and ability to give us stats with a nice touch of snark. It would have been cool, if you could have been like him. Like I said though, it may be too late.
 
IPO, was it really necessary for you to post on this blog that your household income is over $200k and that you have about $400,000 cash/equity for your $1M home purchase? Most people in Irvine don't make this kind of income.
 
I think someone asked for specific details on actual people with actual salaries and down payments and their plans for buying $1 million homes, which is why IPO provided that info. $200K income is in the top percentiles and $400K equity is also in the top percentiles so that is indeed a lot of money, being better than say 90% of the population? I am looking at Orchard Hills in a few years when they are ready to sell, and if OH homes are around $1 million with a MBR on the first level and decent sized lots and a view of Newport I'll be a happy empty nester.
