I'm new and absorbing a lot of great info here on Irvine Housing Forums. This is one topic I can actually comment on because I used to rent in Tustin Fields. Why did I move? THE TRAIN. It is absolutely horrible. The commuter/Amtrak trains are the lightest, yet they're still loud. Then comes the damn freight trains in the middle of the night... Sometimes it seems they're never going to end... Plus it's unbearably loud and shakes the whole damn condo. The horns on these trains are so loud. Some train drivers love to honk that horn. Personally I think the train drivers love to prank it up and keep the hands on the horns.



Aside from everything else here, e.g. crappy parking and neighbors, the train is what did it for me. I had to move after less than 5 months.



I also now hate the 3 story condo concept. 3 stories is completely stupid.

Tustin Fields 1 also has quite a bit of low income in those 3 story condos. Although those low income units seem to sell for a profit, even if bought in 2005 so its a pretty good deal.



None of this is leased land as far as I know.
 
I lived in Westpark II and I could hear the trains... and hear/see the fireworks from Disneyland. I imagine it was much louder in Tustin Fields.



There was also this rumbling sound in the morning hours that sounded like a jet engine warming up (no... not my stomach)... never could figure out what that was.

Were you on Liberty Street? The street closest to the tracks? Which unit of the building were you in from the tracks?
 
I don't get why everyone is allergic to railroad sounds. I find the rhythm of the sound of a train to be comforting and even desirable and romantic. To me, it's no more irritating than the sound of a waterfall or the song of a bird.



(Edited to add that this comes from my twelve years of experience living within mere yards of the BNSF double rail line running through Yorba Linda which also carried Amtrak.)

I have train tracks near my house. Granted, I wouldn't want to live right next to them, but I feel the same way. The city has applied for our area to become a "quiet zone" which has been heavily lobbied by the neighbors. Personally, I will miss the sounds terribly. I couldn't have put it any better SoCal, but I guess these are the same people who are annoyed by the parrots.

Law of Physics indicates sound waves travel much further at night. Sound of horn is heard from Fairview and 17th. Do you hear the horn at night?

When I lived in Washington Square (much further away) we would hear the horn at night, we hear it about the same (maybe a bit louder) here in Park Santiago. We hear them during the day too but it all sounds nice and soothing to me. Anyway, I don't know much about the Physics laws that apply but the volume seems to change with the weather. There are times when the trains are much louder than other times. I really love trains.

Sorry I'm a little late on the response... Just checking back in now. Yes, I was on Liberty Street. My unit was the 3rd one out from the railroad tracks. Makes you wonder why the builder, John Laing Homes in this case, didn't at least try to build in a way that helped to minimize noise a bit more. If you live there, you have to keep windows shut at all times. If you leave any window open even a crack, the noise was as loud as if you were outside standing next to the tracks!

All the negative postings on this forum about Tustin Fields... I have to agree with them. Tustin Fields really left a bad taste in my mouth. In the spirit of these forums, thank heavens I was only renting (and continue to rent). Even if the Tustin Fields condo prices come down another 50%, I still would not buy there. Aside from the train, it really feels like the developers just tried to wedge a community in where one shouldn't exist. Just my feeling.



On a separate note, I didn't mean to come on too strong with the 3 stories. It could be useful for 2 roommates, but for me and my wife (girlfriend when we lived there) that floorplan did not work. I really don't agree with Irvine Company's decision to put three story units in all of their communities. For anyone considering a 3 story unit, when you visit that unit, try walking up and down all floors 5 times in a row. It will make you like 2 stories a lot more.

Law of physics also applies when it is foggy, the sound travels farther when there is moisture in the air. I don't hear the train horns from Orange at all when it is dry and/or windy, but when it is foggy, I can hear the train horns no problem. In fact, it is a whole hell of a lot louder. It's one of the main reasons why I have always called BS when people who say they live in VOC say they can't hear the trains. If I can hear the trains when I live nearly 3 miles away, then it is a fact that you are full of it when you say you can't hear it.



FWIW, it doesn't bother me, but then again I have those horrible vinyl double pane windows BK hates so much. Best money I ever spent, but I also have street noise to deal with.

Love the inside of that house (at least in the model) though. Outside is a definite eyesore... $1.1M and your kids get to go to school in the bario too. Wonder how many years before VoC sees those new schools it is supposed to get?

Yes outside looks fugly but you gotta love that California basement in the <a href="http://www.lennar.com/New-Homes/California/Orange-County/The-Gables-@-Columbus-Square/Plan-Four">Gables Plan 4</a>--at least the way the one in the model looked, with a media center, game room, and guest bedroom.

If you bought ANYWHERE IN THE COUNTRY in 2005/2006, you are screwed if you need to sell. I would guess that the vast majority of homes sold nationwide in 2005 or 2006 (70-80% or more) are now worth less than the purchase price then.

Land: Fee means it is NOT a land lease.
