Is Tustin Fields getting killed?

I love Irvine, and the Irvine Company has done a great job creating a master-planned community. I don't dislike the Irvine Company now. I do wish they would leave us alone here on our site, but I don't have a problem with them. They are just a company trying to make a buck. I do think they are going to regret stopping construction because prices are not going to come back any time soon, and they will need to build again before prices rebound. Last time it took <a href="http://www.southoctracker.com/2008/02/oc-re-timeline-boom-bust-boom-bust.html">4 years</a> for new construction prices to reach their previous peak, and this bust is going to be much deeper and much longer. I have a hard time seeing them stopping all construction for 10 years or more.
 
<p>I have a hard time to understand why irvine company want to shut this board ( if this is true). This blog doesn't materially affect any irvine company sales, or leases. What this blog does provide is the "insight" of potential buyers. If I were Irvine company, I will instruct my marketers to particpate in the discussions here and try to get more out of this blog. </p>

I have been thinking. And I am not too keen on the law as it pertains to the world wide web. But if certain members slander a company like the Irvine Co. Can they then make copies of those postings and submit it to a court of law? Subsequently, a subpoena is executed to request the personal information of the web host and the members involved? Thereafter, a summons is served?
 
I believe this process is also done to those whom insist on harassing other members online. Hence, you're really not anonymous behind the comfort of your computer.
 
On the internet reason, it would be libel not slander. Slander is spoken, libel is written... Opinion is protected. Slander would be a knowingly false posting of information that harms a person's (or company's) reputation and causes them harm. Very difficult to prove and I doubt anything posted here would ever qualify.
 
I am kind of old and memory is not so good. But I could have sworn some members have used certain pics/photos that were copyright and or trademarked.
 
Lennar isn't the master developer of the entire base, just the master developer for their villages of columbus projects. Tustin Field was master developed by another builder, John Laing, the remainder of the the Tustin Marine Base (Tustin Legacy) will be master developed by Shea Properties. Retail was planned and developed by someone else as well. Unlike, El Toro, the sale of the base wasn't to one party.



Regardless of where Tustin Fields ends up, probably undeveloped for many years, it will be better off than the fiasco known as the Great Park of Irvine. I can't wait to see how that unravels and the following political fall out. I predict TIC will step in.

</em>Right, it was Centex who was the other partner, however they didn't want to make the huge payment to the city of Tustin that was due this year, so they sold their portion to Shea.

</em>If you are still talking about Tustin Legacy here, they are moving along, just slightly behind schedule. The completion of Tustin Legacy won't be until 2030-2040, so they have plenty of time to work with.

Vestar planned and developed the district. Shea will also be building residential among office and commerical on their parcel. REs had been planned as condos, mixed use, but they want to make em apartments now.



30-40? That was their plan to have final build out complete in 40 years? That doesn't seem right, I think their plan was for a 20 year build out from 2002. It would have been smart for the politicos to say 40 years to cover their butts, but any 40 year plan would never be approved.



I don't think Centex sold anything, they just pulled out of the deal, forfeiting their deposit money and any other dollars they had in the deal.

<p>Thank you for the clarification of the various site ownership. That provided the answer that I have been asking for. The entire project of the Tustin Marine Base villages lack continuity and consistency transitioning from one neighborhoods to another. Since different developers designed their own communities the end result is very evident of a piece meal and framentation approach. No one is out there to maintain and enforce the interest of a common goal. I thought it was Lennar who lost interest over time and as the project matures it got progressively weaker in design. It feels like RSM and Aliso Viejo hybrid to me! I do like the brick and mortar retail at the Legacy but the project and theming is so separate from the residential.</p>
 
True that bks, it's definitely going to be a incongrous mishmash of architectural design and isolated "island" communities. To be honest, i don't know who to get more upset at, the developer, or the city who let this really crappy planning happen. I don't think someone could have comeup with a worse site plan for the District. I know many people are avoiding it because of the terrible traffic and parking. Shops in that really small "pedestrian" mall are clearly suffering due to the lack of convenient parking. They put in a new road called valancia loop which has homes setback not more than 15 feet, what happens when the tustin road extension is completed, that road becomes a class II highway like Red Hill.
 
VOC is not RSM or Aliso Viejo because of one major difference. Location. AV and RSM are far from everything, so you have to rely on the shopping center that they provide as part of your daily routine. From Columbus Grove, you're not forced to turn and drive to the District. Shopping in Westpark is just as close. So from Columbus Grove you can still experience the love of TIC that seems to permeate this board.





As for the maturity of VOC, I can't say. The area that I like specifically is Columbus Grove - Tustin. The area is very spread out, lots of wide sidewalks and trees, cul-de-sacs, and open areas. Madison and Ciara (my target communities as prices fall) both have front porches and good sized lots, its a really lovely neighborhood IMO. I'm really not understanding the insistence on TIC communities, when places like Portola Springs and Woodbury are very overbuilt, busy and unnattractive. Woodbury feels like a zoo to me, and PS is just odd. I'd much rather be accessible to the Culver/Jamboree area than out East of the 5 freeway. I'd encourage anyone to drive through a built out Ciara street, then compare to Las Colinas and Mille Fleurs. It is just my "feeling" but CG has an openness that I don't get from the other two. I'm sure BK can explain the FengShui behind it, but when I went to Woodbury, I felt so enclosed I couldn't wait to leave, and I'm not claustrophobic.





Perhaps the difference for me is that I want a front yard, driveway, cul-de-sac, the whole deal. If were looking for a townhome I might have a different opinion.
 
I usually just park near the big outer loop retailers and just walk over to the pedestrian part of the district...not worth fighting over parking that's a bit closer but a much bigger pain IMO.
