My guess: refi'd for $800k, $850k prices clear the notes and RE fee, $800k prices the notes only
 
Has the owner changed realtors several times, with

each telling the owner different things, and the owner believing

the nonsense dished, and changing the price accordingly?



Many years ago, I priced the first house I ever bought and

sold in accordance with what the most optimistic broker said.



Sold in 4-5 days. Now I recognize that a mini bubble was going on,

but I was 26 and rejoicing to get 25% or so in 18 months of ownership.
 
Time's up. <strong>Realtor = Owner</strong>. Not really selling. Drawing buyers and redirecting to other deals.



Most people have reasons for what they are doing, in their own mind. Some are just harder to figure out than others.

I suppose we can revel in the fact that he's underwater. Purchased in 2005 for $625 and he <em>claims</em> 198K in upgrades = 823K.



I think his listing disingenuously props up prices for his neighborhood....in a way.
 
Isn't there a Rule against this somewhere.



So.



If he wants to sell a low priced house, he lowers the price of his house

and pulls them in, and if it's a higher priced house he raises the price

to see what fish takes the bait.



Hey you guys, jerk his chain. Go for it and tell us what happens!
 
alright IR2, since you spilled the beans and got us all feisty, what is the answer? Is this against your realtor <em>"code of ethics"</em> ?
 
Whoa, whoa, there. Step away from the torches and pitchforks.



No violation. Agent <em>should </em>note that they are the owner but not a requirement. I'm sure he <em>would </em>sell at $200K over market price (good luck on that appraisal, btw) and is allowed to advertise at any price he'd like.



But just because it isn't a violation doesn't mean it's a good business plan, as is evidenced by your reaction.
