I would say depends on how big the rooms are. If they are tiny, are they going to have enough room to store their things/clothes, etc?

If you have a boy and girl, can't get away with putting them in the same room.

Do you have friends with kids? What do they think?

There's no such thing as having too many rooms.  We have 2 kids and 5 bedrooms.  1 Master, 1 for each kid, 1 guest room, and an office.  Many days it feels like I'd like a 6th bedroom for a second guest room or storage but hence, 5 is probably enough for now.

Here is our situation. Maybe I can get more input from all the wise posters here :)

We plan to have 2 kids, We are both on our computers a lot, so we'd also like a place for our computers and books. Our parents also all live far away so a guest bedroom would be really nice if they come and visit the grand kids. Since our budget doesn't allow for a 4 bedroom, we wanted a loft. We can put large desks there, and a sleeper sofa. It can also be used as a kids playing area.

I like how roomy Petaluma feels (we like plan 2), and it does feel like a SFR. But with its layout, there really isn't a place for computers (except plan 3, but the tech space is tiny) or a sleeper sofa or even a bookshelf. (Yeah I can put it next to the TV maybe, but that would look out of place). Seeing how the price has been going up steadily, I'm nervous if I waited for TC and no liking it and end up buying in P anyway, price would be much higher and I'd be pretty upset I didn't pull the trigger earlier. I like plan 2 at TC. With an extra bedroom, I won't need a loft. And I was hoping since the square footage is the same as P, the price would be comparable.

So do I really need 4 bedrooms if you have 2 kids, in you experience? Does past trend indicate a 4 bedroom like TC's with same sqft as a 3 br Petaluma would have comparable prices? Or the extra bedroom would  make it more expensive, regardless of the sqft?

It's always nice to have one extra room or extra spaces like a loft, one can always use extra spaces.

When your kid are small, it is easier to squeeze by with smaller house and with less bedrooms.  Once their are teenagers, they all want their own room but since you don't even have kids yet, you probably don't really have worry about the "must have 4th bedroom" for another decade.  And when that time come, it's also about time for you to move up to a bigger home. 

I like that Petaluma plan 3 with that extra tech space. Even that tech space is small, but it is functional and it also make a nice little play area for toddlers. 



 
This is what I think for you as well. by the time you need a bigger place it will be 10 years so you can move up by then.

I think most people including myself would love to have extra rooms for "just in case", but it almost seems like every extra room you want will cost you about another 100k.
