The homes on landover I believe are Marins.

124 126 and 128 were phase 1 Petaluma's with the driveway! They are already sold.

Yup, 177 and 179 have big lot sizes it looks like. If being close to Canvas and Parkwood/Irvine Blvd intersection doesn't bother you noise wise and lot size is your priority, those are a good choice I think.

I can't persuade the greedy developers in California to lowering land prices. All I could do is to design a clever  million $ dream castle into a little box where the developer can't charge a lot since the footage is small.

Irvine is so awesome.

I shut down when I hear complaints that start "back in the day".  Yes, 'back in the day' you could buy a house w/o paying a premium for a driveway or a big backyard.  But 'back in the day', Irvine was considered the outskirts of suburbia.  Now, Irvine is considered a newer job center and central to a lot of amenities.  If you were fortunate to already own a home before the prices shot up over the past 20 years, you should be happy.  If you weren't so fortunate, then either suck it up or go look for a home in the next "Irvine".  I personally had to suck it up.
IHS can't turn the clock back but at least he is trying to fight back for the buyer.  Go to a modern house and the most common thing you hear is something like "this 3,000 sq ft house feels like a 2,000 sq ft house."  This is because designers nowadays fill their houses with trendy/useless/expensive features.  IHS gives buyers only what buyers really need.  Go into a IHS 1,500 sq ft house and it will feel and live like a 2,000 sq ft house so IHS just saved the buyer the cost of 500 sq ft.

Too bad he can't make a 2-car garage feel like a 3CWG or turn a motorcourt into a driveway.

Do you guys prefer this phase of Petalumas by Irvine Blvd, or the Petaluma phase 2 that will be in the center of the community near the cell tower?
 
Do we know there will be a phase 2 for sure? If yes, which area? I think there's a block above the cell and a block below. Think prefer the block below.
I'd prefer the extension, though I fear prices might get ridiculous like Jasmine extension, and that there might not be driveway lots.

I don't know if we know for sure, but assuming Petaluma I sells out, II will surely follow.
I think it's the block above, near encore and Jeffery. Very close to the cell tower. The cell tower is what concerns me. Higher prices and no driveway lots like you mentioned as well.
 
When I looked end of last year, all leftover plan 2 and plan 3s were above 800K. And since they were leftovers, they all have upgrades I didn't care for.

Yes.  There will be Petaluma and also Marin extension.  Looks like on Lot 8 and Lot 9 there will be Petaluma extension, Marin extension and a Triplex attached condo.  I just found the doc and trying to sort through 371 pages of info. 

There will be 2 Petaluma extensions.  The extensions  in lot 8 with 64 units are bound by Encore, very close to the cell tower.  The extension in lot 9 with 93 units are back against Jeffrey.

More Petaluma extension lot map. 

I don't see any lot with driveway in both site but some unit in lot 9 have really big back yard.

Now I know I can wait for Trellis Court, knowing if I end up not liking it, there will still be plenty of Petalumas. Now only if I can predict how much P is gonna go up... :P

I assume the ones in lot 8 will come out first?

Not sure which will be build first but the logic tells me they will build from south to north, lot 9 might get developed first. 

Regarding Trellis Court vs Petaluma, this is sort of like Jade Court vs Jasmine in CV comparison and here's some of my take on both.

I love Trellis Court's floor plan.  It's very similar to Jade Court's and I think this is one of the best under 2000 sq.ft floor plan out there.  However, Trellis Court will have 2 HOA and the whole setup is very typical condo like.  It is detached but it feel like a attached one. 

Although Petaluma is also a detached condo, it feel more like a real SFR compares to Trellis Court.  With just one low HOA of $125, itdoesn't hurt either. 

Also unlike Jasmine vs Jade Court in CV, now buyer have also consider EW vs GP when chose between these two.

honestly it'll probably have a significant price increase by the time cypress village (east) rolls around if trend continues.

but I think its wise to wait for the product you really want/need since you want a loft/bonus room etc.

have you went to silverleaf at portola spring iii yet? all their plans have a bonus room/loft. plan 3 is especially nice but it can be a bit pricey for the sq footage.

good thought on this. the 2ndary sub-HOA fee is something to consider as it can add up and perhaps get out of control fast too. (eventually looking at total HOA cost that rivals some expensive attached places)

i really liked jade court but it was just too small, silverleaf is a bigger brother of that (and trellis will be too, i'd imagine).

we actually thought about Jasmine way back when LA opened up but felt it was too far "away" from everything and bought in Aliso Viejo instead. now we're in Irvine regardless so I often wonder what situation would have been had we bought that instead.
 
Yeah Silverleaf's floor plan looks interesting. But it is in PS which we are not considering.

Here is our situation. Maybe I can get more input from all the wise posters here :)

We plan to have 2 kids, We are both on our computers a lot, so we'd also like a place for our computers and books. Our parents also all live far away so a guest bedroom would be really nice if they come and visit the grand kids. Since our budget doesn't allow for a 4 bedroom, we wanted a loft. We can put large desks there, and a sleeper sofa. It can also be used as a kids playing area.

I like how roomy Petaluma feels (we like plan 2), and it does feel like a SFR. But with its layout, there really isn't a place for computers (except plan 3, but the tech space is tiny) or a sleeper sofa or even a bookshelf. (Yeah I can put it next to the TV maybe, but that would look out of place). Seeing how the price has been going up steadily, I'm nervous if I waited for TC and no liking it and end up buying in P anyway, price would be much higher and I'd be pretty upset I didn't pull the trigger earlier. I like plan 2 at TC. With an extra bedroom, I won't need a loft. And I was hoping since the square footage is the same as P, the price would be comparable.

So do I really need 4 bedrooms if you have 2 kids, in you experience? Does past trend indicate a 4 bedroom like TC's with same sqft as a 3 br Petaluma would have comparable prices? Or the extra bedroom would  make it more expensive, regardless of the sqft?
 
Also I noticed TC plan 1 and plan 2's great rooms are facing each other with lots of windows. Could that cause a privacy issue?

honestly it does sound like you need a 4th room. i think 4 bedroom with 2 kids is debatable but it sounds like you really will be needing that office/guest room/bonus room/loft for those usage scenarios.

we bought a 3br place in PP and TBH if I would have done it again I would have bought a 4br, even though we only have one kid. like you, the grandparents comes and visit but since the wife and I essentially work at home, an extra loft/tech/office space would have been nice.

the conundrum is that pricing is a bit tough unless you head over to PS, but I can understand the reservation on that too.
