PP is also lowest density of any new Irvine neighborhood.  Everything is detached, there are some motor courts but no condos or townhomes.  Lots of space and not too many cars.

Also lowest MR in all GP neighborhoods haha.

It definitely has that advantage, but I think both OH3 and PS5 offer the same benefits of not being dense / no attached products (in terms of new communities/neighborhoods).

Biggest issues with PP are 1) no neighborhood schools (you either drive to BPS or walk across that bridge) and 2) no covered parks...everything is out in the open.  It's great visually but super hot.

Yea I think that's prob the biggest issue with PP - the lack of a walkable school, but not everyone values a walking distance school the same.  The other negative about PP is that it is detached from the rest of the GP, so you don't get to enjoy the amenities in close proximity - like the greenbelt, the resort pool, the sports facilities, etc.  But that could also be a plus - less traffic/noise.  They really should have gated it and then aqua can really make some bank :)

What's PS5?  Where Elderberry is?  What else are they building up there?  Not everything has been announced yet right or...?

PS5 is where they are building Elderberry, Legado extension, and Juniper.  It's on a hill that overlooks PS3.

In PS5A it looks like everything will probably be detached as well: they have yet to announce the other SFH neighborhood (the one with view lots over the Modjeska & Portola Springs intersection) and a motor-court product (next to the entrance of PS5A across from Juniper).
