Well...WB was pretty built out by the time PS got started.  You got 48% appreciation because you bought at the lowest of lows while Woodbury was selling at the highest of highes in 2005/2006.

But going forward...it's not WB v. PS...it's PS, WB, Stonegate, Pavilion Park, Eastwood, Altair, and Beacon Park.  I put my money on Altair, PP, Stonegate, and Eastwood.

Not even OH3/Reserve? I am not sure about Stonegate. Auburn/Palo ALto are still selling..and have been selling for a WHILE

Beacon Park is going to be bad...way too many units at way too high prices.

This place sold at $437 per sq foot...as a SFR.

Pavilion Park is highly desirable and not built on actual base land.  The land that PP is on used to be barracks.  It also it's own little community versus the rest of the GP.  I would much rather buy at PP than PS.

OH3 will sell great just cause it's OH.  But OH has the TUSD/IUSD thing.

Only time will tell, depends on what happens to the new PS, you know, like if they build 3CWG + flex space, large lots, gated, build retail, etc etc, it'll magically bring up all of PS

I think these dense condos will still sell fine in the long run, albeit slowly.  It will cater to the local folks, young ABCs, and CBCs, who, are priced out of the market and their only dreams left of owning a home in Irvine is a dense community, in the far remote areas of Irvine. Folks like eddieuclabruin and invoke. People still need to drive, if they cannot get the BMW, the Hyundai will have to make do. But no matter what, still better than the Buick.  ;D
Based on what I know all new PS would be gated. I don't think they gonna build condos in gated area. And, your favorite Irvine company is coming to PS too.

Do you mean to say that Irvine Pacific will be selling homes at PS?
 
Altair kids have been going to beacon elementary but will switch to cadence in fall 2018. There?s a third k-8 being built in the future and word is Altair will eventually zone to that school.
 
I find it funny that PS is undervalued compared to OH. They are both out there... and both share similar traits of elevation and being close to a toll road.

I guess PS is farther east and being west like OH is better... but they are both boonie-land to me.

Traffic up Jeffrey is bad now though... I blame it on CV, Stonegate and now Eastwood.

I think Portola HS is awesome... their football field is really nice... I'm sure in a few years, that whole GP/PS area will be fine.

PP is also lowest density of any new Irvine neighborhood.  Everything is detached, there are some motor courts but no condos or townhomes.  Lots of space and not too many cars.

Also lowest MR in all GP neighborhoods haha.

I don't think that's true.  I'd say Altair, OH Groves, and HC are all less dense.

That said, if PS5b/c ends up being gated/SFH, and if Irvine Pacific builds out there as was mentioned earlier, it has potential for more growth.

Also, if Portola High School becomes the new *IT* school, that'll be a factor as well.

It definitely has that advantage, but I think both OH3 and PS5 offer the same benefits of not being dense / no attached products (in terms of new communities/neighborhoods).

Biggest issues with PP are 1) no neighborhood schools (you either drive to BPS or walk across that bridge) and 2) no covered parks...everything is out in the open.  It's great visually but super hot.

What's PS5?  Where Elderberry is?  What else are they building up there?  Not everything has been announced yet right or...?
