We shouldn't forget that PS has close to 6000 homes where as SG/WB have a lot less homes, roughly 2000. That skews the average numbers quite a bit. My point is: PS is three times of SG/WB; so fair comparison would be when they are completely built out. As far elementary school goes, WB elementary is year round very few people like it. WB/SG have shown their max potential, as they are completely/almost built out. PS is still on going. One thing is what we believe on the forum as opposed to reality. Altair is right next to PS, but it is selling like hot cakes as opposed to people's favorite OH3, EW

Altair is gated and completely different.  PS hasn't sold nearly as well as Stonegate or Woodbury.

A community selling new homes are going to skew up the sales numbers.  A comparison cannot be had until all new sales are completed and the real estate market have settled.  FWIW:  Trulia shows that the price at PS has dropped 6% YOY.

So, is LR. So, would be PS5, PS6. Kids from all PS would be going to exact same school as Altair

Nope...Altair kids are going to Beacon (k-8) and then Portola High.  Although I would presume that most of the people who live would opt for their kids to l go to private schools.

Altair goes to great park schools.
All you have to do is look at PS versus PP. Quinterra/las Colinas hasn?t held up as well in resale lately as the similar sized PP homes.
Also that shaman house is special. It?s basically on its own street with 3 other homes in PS. Huge cul de sac in front with no other homes. Big lot. And a former Prado model home. Prado built 3 homes in PS. Just those 3. It also sold for $1.5m in 2013. So where?s the 40% appreciation?

Please take a look again; this is Las Colinas Model 3--not Prado...There is a new Elementary being built, within PS, where Altair kids would go.

Here is 40%; a home just 3 houses down from Shaman

Altair is listed as GP in the mls.
PS is the value village.
The new PS should be nice, elevation with views.

Naaaa. That?s a Prado. Las Colinas models were on deer track or gray dove. Walk around and find another house that looks like this in PS. You won?t find one.

Yeah...both schools will serve PS.  Atair is going to Beacon Park because Altair is not Irvine Company.

I agree, but this is not model home. I recognize Las Colinas plan 3 very well :)

Do you think FCBs buy 2 bedrooms?

FCB's kids do. I've seen several that drop off their parachute kids in Irvine while the parents stay abroad for the time being. As I've stated in a previous thread, FCBs come in all sizes and shapes. Not all FCBs are super rich to buy a 4bd SFH right off the bat and live here. Some have just enough to put their parachute kids over a roof while the parents chug along back in mainland.

And again...there are a ton of options in that $1.5 to 2 million range.  PS will again be left out of the sales.  It happened before..it will happen again.

We all regret not buying a las Colinas at the bottom for $950k. I think this board will prob concede that.

I think it?s great you are defending PS. I did the same for years :)

And, then? why did you stop defending? :)

Lets not forget for all neighborhoods are pretty much built out. Once PS is built out, we will see.
