Really interesting to watch this unfold. I thing what you are really seeing is a bigger spread develop between prime and non-prime lots. I think the capris seem low in the current phase because of the lot size and location. I know in the last phase, a few capris sold close to 2.4m before structural upgrades.

True. I am looking at the maps.. all Capri released yesterday are non-view sites vs the high prices of Marbella are view sites.

If you look at the marbella plan in Marbella on the inside lot, I'm guessing this has the base price from the toll website, plus 10k for elevation premium, plus 25k for lot premium (crazy, but even some of the inside lots have a small premium). This would reflect a modest increase in the base home from the last phase.

Not only that, if you drive by the street you see that the elevation of the street behind these Capri houses are only slightly higher. That mean the homes in this phase will have houses from behind directly looming over them. Many of them are also smaller lots as well. My guess is there's very little if any lot premium for these.

Are any of you concerned about the high voltage power lines on 133 and Lake Forest drive??

I noticed that too, but they seem to be pretty far out, especially from Marbella lots.

A friend just sent me the latest pricing hot off the press.  phase 4a

Anyone know how these compare to current Trevi and Amelia prices?  Or is Trevi sold out already?

Went to the Toll event last night, and I thought the redondo and the Avalon were the two standouts. I'd be interested to hear what anyone else thought who attended.

My favorite is the Santa Monica. I love the dual floating staircase. Also, the master bath is amazing.

Absolutely loved the look of dual floating stair systems, but they are a bit too close to the front entry and take too much space in the foyer.  Casis model started growing on me a lot more because of more practical floor plans and huge wide open views in the great room. The main expansive pocket door stretches 24 feet. Crazy!

I love the glass doors! We will have 3 in our home. I know the dual staircase takes a lot of space, but I feel that it is space worth spent when dealing with a house so large. I think it really makes the house feel grand.

I like how they put a contemporary twist on the traditional TB dual staircase design. We've seen the staircases before over at Yorba Linda, but weren't impressed because of how awkward the rooms were wrapped around the staircase. The rooms in the Santa Monica look very well placed, and the whole design just gave it a fresh new look.

The Cassis was great too. Felt like a custom-built family home, but still had that oomph with the great room and panoramic wall.

Infinity pools everywhere! In some of the Capri models, the backyards were all pool. No grass, no pavers, all pool. I wish I had taken photos. Anyone care to share?

Dual staircase is good for pictures. That's about it.
The only exception, is if you have a big family and the kids wants to race who's goes up and down the first.
