Went to VIP event and met five future neighbors in phases 1 & 2 of Marbella, and similar to what I stated before, all 30s-40s with children ranging from infant to 7 years old.  So just reaffirming what I previously said about the age of people buying there.  Haven't been there since construction and the models looked amazing, especially the pools.

What was more crazy was I spoke to the sales office and they said that because demand has been so high for Marbella, the anticipated increase of base pricing for phase 3, which will be released mid April, will range from $2.7-3.1, which reflects a $300-$500k increase from my phase 2.  My all-in with options and landscaping will be over $3 so that means future phases will hit the $4 millions all-in.  Crazy!

Sorry. I took some pics but my kids happen to be in all of them so no good ones! I'll try to take some next time I go back.

First time I saw them in a Toll Brothers home, I was impressed. But, since then, they do it so often, that to a certain extent it's if you've seen one Toll Brothers home you've seen them all. Except for the wow factor, there doesn't seem to be any utility to having a double staircase.

300-500k increase in one phase, that's pretty dramatic!  I am sure future incremental increases will be significantly less but that's good news to those whol purchased in the early phases.  I purchased in phase 1 of the Capri collection .  Does anyone have information on pricing for phase 2?

Sorry I just looked at the Capri handouts they passed out today and no pricing info. I agree with you, I think their plan was to do a big price increase since the models will be officially open next weekend and then subsequent increases will stay closer to their original target of $25-$50k per phase.
 
Got some pics from my friend who attended VIP party today.
He said it looks 10 times better than the pics, but would like to share some here.

Pools & landscaping are beyond imagination but too many people got in the picture to share them in the public like here. :)

How valid are the Capri and Marbella prices on Toll Brother's site?  Are they up to date?

You need to add lot premium and elevation premium. This could be anywhere from $25k to $250k on top of what you're seeing on the website (with respect to Capri). And then there's obviously upgrades.

These were the base pricings for phase 2 for Marbella without lot premium. The interior lots with no view had low lot premiums, whereas the view lots had high lot premiums. My lot premium was $150k and the house at the end of our street had a lot premium of $500k because it had the best view and large lot size. On top of this, add anywhere from 10-15% for structural and design options. For my qualification, they assumed $300k for options on top of base and lot premium pricing.
 
I think the prices were too close between Capri and Marbella for the first 2 phases. My guess is they want to establish a clear price point separation with the increase. I would expect Capri would get a bump in price as well given it's still sitting comfortably under $500/sqft, depending on lot size, but not nearly the same jump.

Went to the Toll event last night, and I thought the redondo and the Avalon were the two standouts. I'd be interested to hear what anyone else thought who attended.

love the exterior and interior of Casis in addition to Redondo and Avalon

Thanks!!! The prices for view lots did go up a lot but so weird, why did the sales people yesterday say the next phase will go up to $3.1?  Maybe they mean the one after this. Anyways, thanks for posting.

Maybe they meant phase 4b (the rest of Shady Arbor)? If #165 (small view lot) is pushing $2.93, the bigger view lots at the end of the cul-de-sac (160, 161, 159) at $3.1 would make sense!

Totally agreed. Compared to the prices of phase 2, Mabella, it does look like they raised almost $300k for view lots, $170k for non-view lots. No doubt it will definitely hit 3mil for the next 3B phase. 
 
Really interesting to watch this unfold. I think what you are really seeing is a bigger spread develop between prime and non-prime lots. I think the capris seem low in the current phase because of the lot size and location. I know in the last phase, a few capris sold close to 2.4m before structural upgrades.
