Greenwood in Tustin Legacy

I know I originally said I wouldn't go, but I went to kill time because I took my car to the dealership for service.

1. The one thing that standed out was the park. (People already mentioned that) Basketball court, toddler/kids play are in the park. (My little one didn't want to leave the toddler/kid area)
2. Another thing that was nice was the activities for the kids because of the grand opening. Face painting, balloon charachter booth, bird house craft booth (design a Chinese take out box with stickers/designs, and a bag of seeds for the bird house) the staff were really nice at the bird house area thumbs up
3. Food & drinks - mini burger sliders, super tiny sausage cut in half sticks, strawbery punch, ice tea, lime lemande, popcorn cart, shaved ice cart, desert bar - pie, eclairs, tiny tarts
3A. I think there should of been more tables for people to sit and eat, when I was there some of the workers were saying take only one of each (mini burger slider and tiny sausage cut in half). To me that's not enough) I know it's free...but hey
4. Club house/pool area - pool, there's a kids area by the pool - I can't say much because it wasn't functioning (possibly water spraying from the top or from the ground while kids run around?? I don't know), fire place with chairs, looks like two buit in BBQs.
5. I saw the area by the pool, that ps9 mentioned. Looks like a big baranka/ditch/water run off with bark and plants. I saw a big puddle of water in there. (Maybe they should of gated that area. I wouldn't want my kid to play in that area)
6. Giveaways - tote bag, sun glasses (nothing to brag about) I didn't take my sun glasses off
7. Transportation - mini bus w/ac that brought people from the parking lot to the community. Electric carts - I think it can sit up to 6 people. The electric carts were bringing people around greenwood





 
Tustin high?  Curry?  Blasting loud music to distract people from Jamboree noise? 
 
These dont seem desirable but with only a few hundred homes it should sell ok.

Went to Greenwood today. Here are my thoughts:

1) Park. It has an awesome tot lot. To echo others, my kids also did not want to go home. They especially loved the zip line. It always had a line of kids. Nice large grass field in the middle of the community.

2) Noise. You can definitely hear the Jamboree traffic outside but not from inside the model homes. I would avoid any of the homes that back to Jamboree no matter the lot size or price discount.

3) Club House. Nicely executed and feels very open with high ceilings and sliding doors. The kids splash zone will be popular with parents--though not as elaborate as the one in Woodbury or Ladera Ranch.

4) Favorite Plan. BKShopr style Crawford plan 3. I like the guest suite above the garage and the dual deck off the MB. The garage storage/optional game room is also nice.

 
So here are my thoughts from my visit today and generally agree with Iacrenter

Clubhouse - smallish pool. Cool looking clubhouse, the inside gives new meaning to the term white house. it was blinding white inside, like a Pdiddy white party. Very cool kids play area though.

Park - pretty plain park but the open grass area will give a nice open feel to the community (i think). dog lovers are going to like the open grass area.

Noise - i would not buy a house backing up to jamboree. You cant hear the noise from inside any of the models. from the outside of the models (crawford/stafford) you could here a little bit of jamboree, its definitely tolerable though and i think most people will be surprised that the sound is nowhere near as bad as one would think. i would say the northern/western two thirds of the community should be fine from a noise perspective. Stafford as a whole probably has the best location for noise.

Apartments - clearly visible right now. while they are low income apartments, there is nothing else to indicate that they are low income apartments, no people hanging out, loitering, loud music etc. I drive by here alot and never have seen/heard any of this. and there are plenty of apartments in most villages including low income, doesnt seem to hurt woodbury, etc.

Wast Management facility east of Jamboree - i could not smell anything. living in columbus square for over two years i have not smelled anything there either. This is one of the things folks here will bash the neighborhood about much like portola springs is bashed about the landfill. there is no smell. if there was a smell there would probably be a irwindale/sriracha type situation. 

Hangars - i hate these things and hope they are demolished some day. considering they are owned by the Navy not too optimistic about when this will happen.

Community layout - i like the curvilinear streets, we have that in columbus square.  although similar to columbus square, the streets seemed to narrow. looks like there are plenty of no parking due to fire lane signs so that should help a little bit but still, too narrow.

while i think the general location is worse than columbus square because of its proximity to jamboree, i think the community will look better because it is all detached homes so it will feel less crowded.

my two favorite plans are stafford plan 2 (as modeled) followed closely by Crawford plan 3 (as modeled). if we ere still renting i would have bought stafford plan 2. although the game room/guest suite and double balconies off the master make me go back and forth between the the two homes.

i did hear one asian lady talk about how she liked the homes but how shitty the assigned schools were. i also heard a white guy comparing this place to baker ranch and of course he expressed his concern with the jail. no place is perfect, but at the right price everyone is willing to compromise. not many places in central OC where you can get about 4K sq ft for 1.2M.

That was me.  I think you're probably right on the noise/smell/sight issues - some can probably either deal with it or think it's a non-factor.  But the schools are a tough sell.  $1.2M is still a pretty big investment and all in, you're probably looking at closer to $1.4M.  For that location.  For those schools.  And while yes, 4k sf is tempting, no one really NEEDS 4k sf so I feel many would rather take their $1.4M and buy something smaller elsewhere.
 
Forgot to mention, if you guys thought the play area was cool that park right next to the apartments, right outside greenwood looks pretty awesome. It's a public park, victory park, opens at 6pm on 6/4/15

I would agree that there will be plenty of folks that won't buy for the reasons u mention but since there are about 100 homes per tract I still think they will be fine.
 
So JMoney and I went to visit the models today... Right when we walk into the entrance of Huntley Plan 1, there was this FCB grandma helping her grandson take a piss all over the bushes by the entrance.  His mom comes out and tells him to hurry up in Chinese..  Mind you he had his pants drop to the ground and he's spraying down the bush like a fire fighter putting out a fire.
