And that's why Homie prefers PP.

Where is Graphrix to tell me that there isn't more Asians now in Irvine?

haha.  If they leave it open unattended overnight it's a no no and I will report them.  But to let the cool air in and sit around after dinner between 6 and 9 on their newly coated epoxy floor, I don't see any problem with that.  They usually close their Temple by 9 or 9:30.

Disclaimer that I don't necessarily think Stonegate is better than Pavilion Park, but here are some arguments that could be influencing an individual buyer to buy in Stonegate:

- Houses are ready for move-in (no need to wait for construction, landscaping, etc.) - there are close to move in at PP
- Prices may be higher due to supply / demand (less supply in Stonegate and only one builder) - dont think so
- Parts of Stonegate are already developed and there is no construction around you. not quite true
- Elementary school is already built and very popular - no guarantee that you move to stonegate and your kid goes to stonegate
- Closer to stores: Woodbury Town Center is across Irvine Blvd and Orchard Hills center is closer - by a god damn minute
- The buyer may have friends / family that live in Stonegate - this shouldnt even be on the list
- Mello-roos are lower in Stonegate and not in perpetuity - are PP MR in perpetuity? not sure here
- Stonegate already has a developed community park - there is a park in PP already
- Stonegate has tennis courts (PP does not) - asians dont play tennis in the sun
- A buyer may like the home looks / designs / floorplans in stonegate better - shouldnt even be on the list besides PP has better plans
- Stonegate is further from toll roads / landfills / highways than some of the competing products (PS, PP, Stonegate East, Cypress Village) - we are comparing stonegate to PP remember.

like i said, no reasonable argument can be made.

i dont think this is a problem, everyone hates the chinese :-)

I didn't buy in Stonegate and don't plan to, but obviously enough buyers like it better than the other available options to buy there.  Whether or not you consider their reasons reasonable is irrelevant.

agree. its just that they chose to buy in an inferior location vs PP.

That would be sweet.  The London Indian food scene is quite yummy.  None of that Natraj Tandoori crap.

speaking of good indian food the the pita bread at CPK is excellent. or is that mediteranean?

Have to agree with you.  when I was in London, all the indian joints were on point... All the restaurants that served smushy peas and their meat and potatoes were bleh

That would be sweet.  The London Indian food scene is quite yummy.  None of that Natraj Tandoori crap.
