You are right that Stonegate has multiple builders. My point was that TIC is able to more tightly control supply to keep prices high as they are building the vast majority of the Stonegate homes.

The Great Park plans to have over 9,000 homes and there is no resale inventory available so it's a very different market than Stonegate.

Again I'm not saying that Stonegate is better, I am listing reasons why a buyer might choose Stonegate over Pavilion Park. The main reason to pick Pavilion Park over Stonegate is that you get more bang for your buck - particularly if you bought a large Sagewood lot you can get a lot of land for less money than some of the Stonegate offerings.
 
Pocket parks are nice.. but I feel like it's so dense over at SG that you have to have these type of breaks.  I like one main park.. as long as it isn't over crowded.. all the kids can get to know each other.  That's how my place was over in WI.

Density is an issue in Stonegate but as I stated before, I pretty much stay inside so it doesn't bother me that much.  I usually don't hang around the neighborhood if I go out. 

I take my daughter bike riding to the park about once a week and it's a short walk there.  I don't need the gigantic space, just a good open area that is easy to get to.

There are all these discussions about density issue at Stonegate in this thread.  I just moved to SG earlier this month and have been walking around every night around the entire neighborhood for a quick exercise (7 pm to 9 pm) and see only few people walking around or sometime not a single person and with very few cars passing by.  Other then the start and end of work day, it's pretty quite and peaceful there from first hand experience and I don't see what the issue is. 

From what I see, both GP/PP and SG communities are selling pretty well so I think different people prefer different communities.  It seems like both are popular.  Just the preferences are different.  Both communities are good.

Yup...it's super quiet.  SG does have the best view to walk but you can just walk 5 minutes to the park and come back.  Woodbury to me has more traffic issues than SG and there are plenty of areas in WB where it is very far from the central park area.
 
Do you guys see that a lot of families (FCBs) just don't go out or do they not live there?  Wondering how these chinese buyers are around the new neighborhoods.

Actually I see a lot of FCB walking around...a lot of Chinese and Indians at the park.  I think it's just the nature of people who buy in Irvine.  I'm fairly friendly but I spend very little time outside.  With all the front yards taken care of by the HOA, there is not that much chance that you run into your neighbors.

FCBs don't hang out at night or middle of the day when sun is out.  They all come out when sun is almost down and they all pluck back into their dwellings before it gets dark.  It's considered bad luck to walk around when its dark.  Also, FCBs don't like Sunlight because they need to maintain that white/pale look.
 
My wife and I are actually concerned about the amount of Chinese buyers coming in (we are chinese so it's okay for me to say ;))... just wondering about your neighborhood experiences.  We generally like to be friends with the people that live around us and wondering if you guys get that feel.. or if everyone kind of just shuts their door.  NO TALKIE TALKIE!

my buddy lives in Woodbury.. said the other day someone ran that car through the front concrete fence of another person's home.  related?  that's some action all in one week.

So far my Chinese neighbors have been fairly nice and few of them are quite talkie talkie.  One of them sits in their garage with door open every night and chat away in Mandarin with other Chinese neighbors.  We also have quite a few Chinese Americans and they seem friendly as well and it's good that they speak English so we can chat.
 
I live in WB, at least the people I know are nice and friendly. Even the people I don't know say hi or wave as we passed walking our dogs.

This is also very similar here at Cypress Village.  My entire street are almost all Asians with Chinese been the majority.  I am having a culture shock as I move in and I'm an Asian.

My nearby neighbors almost all talk (all but one) and most are Chinese. We don't spend a lot of time outside but if we our kids see the neighbors kids outside they want to go out and play with them. We also see our neighbors at the parks / pools a lot.

I think most of the interactions in Irvine center around the kids.  Once my daughter goes to the Stonegate, I think you start interacting with parents a lot more.
 
If you're asian and complain about asians moving into the neighborhood, you should help the ratio out and move out. ?
