Inc - you make a good point. I guess if you want the latest floorplans, you may need to bite the bullet and take a hit on the home price when it drops if the economy slows/drops. whether it's worth it or not depends on how bad you want new.

It's the right time to strike because it is never the right time to strike. The future is unpredictable, all we can do is gauge our needs against the risks and feel if the timing is right. It's different for everyone. Use the Force.

Petaluma brings most value because it is detached (unlike Vista Scena which is similarly priced), The HOA is around 200 less than Vista Scena or Helena (attached condo), It has a wall separating the properties (not like Marin, or Corte Bella which are zero lot lines), It has a decent backyard (compared to other tiny Irvine properties), it has a functional layout (no weird "office spaces" or "tech rooms" in places that make no sense), and it has freaking park that lights up beautifully like Disneyland at night.

You mean back to 2011 prices? Can't help you (or myself) with that one! Perhaps one comforting thought would be back in 2011 interest rates were around 4.5% instead of 3.6% now. For the poor, non-FCB types like myself, it makes a difference. Not sure what the HOA fees are at San Mateo? That may play into it as well.



 
Yes haha, exactly. I'm trying to find the HOA's and lot sizes for San Mateo too so I can compare too.  Does anyone know?

also, I think Petaluma's updated layout addresses most of the reviewers problems.

Also as far as I know, Petaluma's lot sizes start at 2700.

It sounds like Eastwood is getting a lot of interest and momentum...  so likely the prices will go up for later phase and lots which will be way out of my league since the initial prices for the types of houses that I would like are already upper limit of my budgets...

But a few mentioned that the grand opening crowds were 90% + Asians, predominantly Chinese.  So everyone is ok with that?

Nothing is wrong or illegal but the real working world is not 90% Asian in this country (I guess it could be in Orange County...) especially if you or your kids in the future are going for professional jobs and businesses.  I was just wondering.

Also most of FCBs and recent immigrants don't assimilate to our culture, yet I guess their native Chinese or other Asian cultures are becoming parts of California/Orange County cultures just as Hispanics, Blacks, and Whites do in different parts.  I see more and more of economic and residential segregation, which is totally a different topic for this thread... 

If I don't mind, I could stay. If I don't like what's happening, I should get out.  No judgment or complaint.

I was talking to several sale folks and designers over at PS III last weekend.  Just about everyone was Caucasians (with a couple of Asian Americans (not FOBs).  Almost all of them live in South Orange County or New Port Beach/coast, not Irvine or Tustin...
