I like to search <a href="http://orangecounty.craigslist.org/search/rfs?query=irvine&minAsk=min&maxAsk=max">Craigslist </a>for flips in Irvine. It is the wild, wild west when it comes to advertising on Craigslist, and it shows.





I wanted to start a discussion where people could post flips or humorous ads found on Craigslist. I reserve the right to use any of the links posted in a post on the main blog page. Thanks in advance for your help in finding new flips.








I will start with this one: <a href="http://orangecounty.craigslist.org/rfs/302662195.html">$479900 Woodbury Irvine Townhouse for sale by owner </a>The owner lists it as "Two bedrooms, 1.5 baths, approximately 975 square feet " When I look at the floorplan, I see a studio apartment. What do you see?
 
I saw that Woodbury Studio for sale too. I looked at the floorplan and thought I was trippen. I don't know that area to well and I hear it is a really nice development but that is a "wtf were you thinking price!"
 
<p>I do a couple searches on craigslist every week to get a feel of how the market is acting. In particular, I always search for Watermarke under the real estate for sale section. It has been really interesting over the last few weeks. A couple months ago, you rarely found Watermarke condos under 400k and now, they are getting as low as $333K! </p>

<p>A benefit of watching Watermarke is that there are almost identical apartment communities and other condo properties right next to it so it is easy to do the rent vs. own comparision. Obviously, renting clearly wins in this area for the time being.</p>

<p>I saw a similar Woodbury unit like this on zip and the description was like "wow detached entrances!!" And I never really knew what that meant until I saw the floorplan on that guy's craiglist. Are they serious! Two floors and you have to walk OUTSIDE to go upstairs?? Someone tell me I'm blind or something......</p>

<p>edit: found the zip listing, MLS <nobr><strong>S470860</strong>. Looks like the same floor plan..and in the Reviews, the person confirms that the stairway really is outdoors! That's just nuts! So if you're in the study and u want dinner, u gotta go out in the rain just to reach the kitchen! </nobr></p>
 
<p>No, its a detached entrance, I guess in the interest of charging just a FEW more dollars, they bumped the stairs outside. I mean come on so you loose 100sqft or so and gain eleventy-billion times the convience. I mean, what if its raining outside? Humm?</p>

This is a pretty screwed up floorplan. If you can put in a full bath (w/shower) downstairs, it might've been possible to use downstairs as a bedroom for rental, but I guess that's not allowed with only 1 car garage.





If I were to redesign this thing, I'd definately extend the walls so the stairs would be inside. I'd remove the downstairs "study" and turn it into a 2 car garage, and turn whatever space I have left downstairs into a loft / laundry room.





For upstairs, I'd prefer to install a wall to make a bedrom. The kitchen area can prolly fit a small dining table with 4 chairs, and the small living room area is sufficient for an L-shape couch and a flat screen TV.
 
I've looked at these. It's a studio. The room downstairs is a waste, especially with the outside stairs. This is only really good for one person. There is absolutely no storage/closet space and the bathroom is the size of a small closet. Rediculous.

yeah they really screwed up on this floorplan. seriously, is there any situation where somebody would want this setup? you could claim that it's for absolute working privacy. or if you have kids, parents can use it for....... ok sorry, but really, ARE there any sensible uses for a detached office with 1/2 bath?

<p>That is quite interesting. I've been watching these and properties similar and it is very obvious they are not selling. If you search them on zipreality, you'll see that most of these are dramatically reducing their prices. The ones that haven't reduced their prices have been on the market for a loooong time. It is very nice and I'd love to stay there myself, but I don't think anyone would want to spend $399,000 for one of those 635 sq ft. </p>

<p>The listing you put up is interesting. I wonder how much the second mortgage is. I guess it is safe to say this person is desperate and in need to get out fast. You should go give him a serious low ball offer. Like $250,000 or something haha. May sound ridiculous but atleast with some sort of offer, this person can get something out of it because worse case scenario, he or she could have it foreclosed and lose everything, even their equity. Correct me if I'm wrong but is that how it works? </p>

Home office tax deduction and a place to see clients w/o bringing them into your house. That said, what are the odds that the CC&Rs don't allow you to run a business out of your home?





The Santiago Street Lofts by Lennar in Santa Ana are similar, although the stairway leading to the home is inside. Also, the Olsen Company was building some kind of work-at-home lofts in Fullerton. I don't recall if the first floor connected to the living space from the interior or exterior, though.

Haha, IR. I know that condo. I talked to the realtor about another property of hers and she was trying to sell me so hard on that Watermarke one. These properties have already hit the high "watermarke" and now the tide is going out.
