Lennar bumped Adagio's "approximate" pricing by $100k compared to the initial price list posted in March!

Encore map shows Lots 25, 26, 53 and 54 are the ones to shoot for.

Article yesterday on re-approving the cemetery at its original site, or moving it to Option C - a site outside Irvine. How many year(s) will this take to resolve?

Irvine City Councilman Jeff Lalloway said Monday he will ask the City Council to approve Orange County?s first veterans cemetery in its original site near the center of the Marine Corps Air Station El Toro after voters overwhelmingly rejected a land swap that would have moved it to strawberry fields near the 5 and 405 freeways.

Lalloway going to ask the three council members to approve the original site, when they already agreed the swap is best.

Yup, nothing will happen here. It will drag out for years. If not forever.

?Cadence Park is now open in the Great Park Neighborhood. Located east of Beacon Park, this newest enclave will have 14 different home collections. The neighborhood is bordered by Irvine Blvd on the north side, Pusan on the east, Cadence on the south, and the Upper Bee park area on the west. An 8-acre park sits in the center of the Cadence Park neighborhood and the new K ? 8 school is just south of it. Residents will have access to all of the Great Park Neighborhood facilities, including pools, parks, clubhouses, sports courts, and more. HOA dues will be approximately $215 per month at buildout for the Great Park Neighborhood Association...?
 
After several months, KB Homes finally updated their website with Prado at Cadence Park prices:

Prado will offer three different condos which range from 1,733 sq ft to 2,766 sq ft.

Prices range from $828,880.00 to $1,048,880.00

The Prado models will open this weekend.

Muse models at Cadence Park opened last week, so only  Lyric, Duet and Cabaletta are the only models which are not open at Cadence Park yet.

I'm in your camp...no one likes 3 story buildings, wasted space, too many stairs for the older generation and toddlers/young kids.  Bringing up a ton of stuff from Costco sucks if your living area is on the 2nd floor.  They are hard to sell too when you realize you've made a horrible decision.

Bad route to go...of all the people I know personally or friends of friends that are younger (late 20s) none would want to buy a 3 story attached condo.  They would rather pay the extra for a traditional "Irvine" detached home with less of a yard than to be in a 3 story monstrosity.  There were a few 3 story in BP, but there were a lot more traditional homes, Parasol is when it got bad.

And that's is the market they are targeting. Current owners would not give up their homes given the tax, mortgage rate that locked in (hopefully at a great rate.)

Yes. The reason they keep building these is because they are selling.
LA and SF have ton of those and you would be lucky to get one under $1m.
If I was single and still in 20s, I wouldn't mind buying one either. This type of home has a specific target from the marketing strategy. You would buy if you are younger or if you are tight on a budget. Most likely a first time home buyer will fall into that category. Also I think people from Asia might be used to those stairs so the builder could potentially had that in mind as well.

Sorta. You can get 3 beds in Woodbury for low $800k upgraded/landscaped without the hefty MR and the third floor. I?m going to assume the buyer of these homes are couples starting a family or with very young kids. Where?s the second kid gonna sleep?  On the first floor next to the garage, two floors away from their mommy?

You took the words right out of my mouth, or rather, my fingertips. However, I would really like to know who is buying these properties!

I'm curious about the Residence 2 with the detached garage -- so, where is the garage located? If you think hauling groceries up a flight of stairs is bad, imagine having to haul them from the outdoors when it's super hot or raining!

I can see how those floor plans may work for some people, perhaps those with roommates or extended family living with them. There's a bright side to everything, right? :)
