Cadence Park model homes opening this weekend. They are moving fast. Lots of activities this morning to prep for the grand opening Saturday.

Most importantly, is there gonna be free boba?

Art Walk (Summer 2018)

?This artistic journey will inspire and delight even non-artsy residents. Imagine meandering by murals, sculptures and creative playgrounds?

More information on the future Art Walk trail at Cadence Park!

Sounds intriguing.

?FivePoint, assisted by LeBasse Projects aims to utilize public art to create a unique, creative environment within the Great Park Neighborhoods.

One of our most exciting projects will be the Art Walk at Cadence Park. The Art Walk will be a large walking trail located in the Cadence Park area of Great Park Neighborhoods. The walk will feature sculptures scattered along the landscaped route, giving residents and visitors an opportunity to engage with public art in their daily lives...?

?This project includes opportunities for 6 sculpture installations to be installed as a part of an Art Walk. The City of Irvine and Great Park Neighborhoods are interested in including some of the following themes in the installations.

These themes are not mandatory, just suggested concepts:

? Water
? Bicycling
? Local Nature
? Marine Corps Air Station El Toro

FivePoint and LeBasse Projects are accepting proposals from artists who can create original artwork for these opportunities. The Art Walk will be one of the most prominent features of Great Park Neighborhoods, and will allow residents the opportunity to interact with many different artists and their work. The project calls for works of art that are unique, vibrant, and consistent with the goals and values of Great Park Neighborhoods. One of our goals is to foster a love of art within the growing community, and in doing so, increase public engagement with artists and their work across Orange County.

Selected artists and proposals must be approved by the Great Park Neighborhoods Art Team and the City of Irvine.?

I'm not understanding the inside joke? What's YF?

YF is Yellow Fever. He thinks Eastwood is heaven. He disappeared for a while and came back with a new name. Very few could successfully conceal their identity as the old timers could sniff them out.

Grand opening was kind of quiet today.  No boba but free Mother's Day flowers.

Crescendo models were impressive.  Lennar has copied Toll's style with grand foyers and fancier decor than usual for Lennar, but the floorplans were unique as I haven't seen them before.

Ronnie would drool over the plan 1 backyard.  It was huge.

The landscaping on all the models was also really well done and worth checking out if you need ideas for your designing your own.

The pool in plan 1 of Capella is also worth seeing.  It rivals the Melrose plan 3 pool in PP.

That backyard for Crescendo Model 1 was to die for (and that enormous driveway really appeals to me as well).  you don't get large yards like that in Irvine anymore.  Actually really like the separation between the great room and game room.

The driveway for Crescendo plan 2 could fit 6 cars stacked.

I was wondering how they got the water so blue in the Capella 1 pool.  It looks like it might be a new tourmaline pool which is what I now see in ads for Pala Casino.

Lennar SFR opening was dead. They had free activities e.g. mother's day bouquet, face painting, popsicles, coffee, kid's crafts, cookies but no lines.

Models were nice, +1 on Crescendo 1 and Capella 1.

That Capella model, I think 3, had such a large bathing/showering area, and that master closet is as big as a secondary bedroom.
Crescendo backyard is nice.

No free food at event, boo. So spoiled by all the other ones.

Marcato MR: Plan 1 $9,088 / Plan 2 $10,096 / Plan 3 $10,096

Capella MR: Plan 1 $11,911 / Plan 2 $12,718 / Plan 3 $12,718

Crescendo MR: Plan 1 $12,718 / Plan 2 $13,727 / Plan 3 $13,727

Base tax rate is 1.0785% for all of these.

Looking at the site maps, not many lots will be similar or bigger size than the models. I don't think Capella has any lot the same size as the models, Marcato maybe 3 lots are the same size or bigger and Cresendo around 10 lots.

Ouch.  When you factor in the compounding by 2%, that?s a lot of recurring taxes (that can no longer be written off like it used to be due to SALT restrictions) to be paid.

?A favorable operating environment has resulted in solid sales performance at the Great Park Neighborhoods. Parasol Park is substantially sold out, and sales at Cadence Park, the Great Park Venture's newest neighborhood, which opened its first phase in March, are off to a good start?
