All I can tell you is they rounded up from the $1.049 NTS and minimum bid amoumt.

But <a href="http://www.redfin.com/CA/Coto-De-Caza/15-Roberts-Dr-92679/home/5823088">15 Roberts is listed for $1.35mil</a>., so picking up 7 Roberts for $1.05 sounds like a decent deal. I bet it was Pacfic Legacy, because they have the funds to buy a place for that much, and that it will be listed in the next 30 days or so.

$228 per square foot? Things are getting very good indeed. I am almost tempted to start heading down to the courthouse on auction day. Almost, only because prices will get even better in the next few years.

I'm certainly choosing the rental option for the time being. I can't paint, but other than that I have nested just fine in my rented townhouse. I admit, unless the kids' school district is an issue, I don't understand all the discussions I see here about females being the ones who need to nest in a home they own. Cover the walls with pictures of loved ones or places, or things that make you happy to look at, and call it good. Buy a rug, if needed. Your furniture is still your furniture.

It's more than just decorating. The home we are in needs new wiring and a security system. I would plant flowers and trees in the backyard. I would remove the single-pane windows and put in double-pane windows. I would change the interior paint colors. I would knock down walls and change the floor plan a bit. The bathroom needs total redue, the a/c unit needs to be replaced and re-balanced. The furnace needs to be replaced. I would add better window treatments and replace the carpets. We would build storage cabinets and a loft in the garage etc. And, I hesitate to buy new furniture because I'm not sure if it will fit to the configurations of our next house. Plus, every time you move your furniture, and no matter how careful you or the movers are with your furniture, it gets dented or scratched.



Rental living is completely different than owning one's own house. It's not your house, it's your landlord's house. I don't want to invest my money into my landlord's house. Once you've owned a house, it's difficult to rent.



I'm sure I'm not alone on this thinking. Even my husband is itchin' to have his own house again.



And the rental we have is sooooo much better than any we have seen on the market.

Very funny. I'm glad I didn't have to continue debating this issue because my blood pressure was already maxed out.



Actually, I met Vicki a few weeks ago. She was actually very nice. Now that I know her, I'm having a difficult time bashing the house.



Although, I still think it's overpriced.

The one thing that I hate most about the Meritage tract is the crooked island (Z shaped). Vicki has it in her <a href="http://www.realtor.com/rentals/search/listingdetail.aspx?zp=92679&ml=3&mnp=29&bd=5&typ=40&sid=ff0e672d7f084fa387e6aa9ccf4a67d2&pg=2&lid=1099373815&lsn=11&srcnt=12#Detail">house</a>. Although I'm not sure if you can see it in the MLS pictures.



P.S. Maybe someone should tell Jeana that cell phones don't take the best pictures. Get a professional photographer to take the pics!



Better yet, Vicki should hire IR2 to represent her. He'll get that house sold.

How dare you wish that punishment upon IR2. What did he ever do to deserve something like that? Hey... instead I hear informed_decisions really, really needs work. Plus, IR2 just had to deal with Ipo, and he needs a vacation after all that.

Yes, the new holder of the second must make payments on the first. The better question is, how do you do that? With all the bank privacy laws, the servicer of the first generally will not give you the information about the first because you are not the borrower. What to do, what to do? As best I can tell, get a new mortgage to pay off the first in whole rather than trying to pay off the existing first as if you were the borrower. In any event, that existing first may not be an assumable loan.
 
CalGal - Check this out! 4000 Square feet in Valle Vista for less than $1,000,000. Is six years old considered new construction? That is $250 per sq ft in Coto. Does anyone know if this is a REO? I don't think it is because Redfin is showing the last sale as 02/04/2002.
