I recently went to the dmv in San Clemente (no line!!!) which was right next to the mansions in Capistrano Beach. There's a salvation army next door that has (in my opinion) some nice looking furniture. The Hometown buffet on el toro next to leisure world is a pretty decent neighborhood.

Actually we should all thank 99 Ranch for holding up our values. Also, the "ghetto" Westminster near Bolsa is much more expensive than the surrounding areas. Proximity to the supermarket and food to go is paramount for asian home buyers. You would be surprised how expensive Little Saigon is. If the IBC attracts more diamond jamboree type plazas, in addition to IUSD it would make for an excellent alternative to the San Gabriel valley for foreign buyers.



Recents immigrants from India, China and Taiwan will only accept IUSD and the home must be in the ethnic center of Irvine from Woodbridge up to the Legacy area. Second and third generation looks for the status of Irvine but will settle for other areas or outlying areas in order to get more choice.



Souplantation rules, IHO. You've been doing too much painting with your three garage doors closed if you think HB is better. :)

I think you were looking at the furniture that I donated. I got to clear things out of my <strong>4 car garage</strong>. Every three months there are huge dumpsters placed at the end of each block for home owners to throw away oversize items to minimize piles of stuff in the garage.



Every 3 months on the first weekend there is a community wide garage sale. On those weekends the Mexican shopper population is the largest outside of Mexico City.

Quality-wise and soup selection... yes.



But you have to remember, I have kids and the choices of what they like to eat at HB outnumber those at SP.



I like SP... but $9.29 for dinner and it doesn't include a drink is pretty steep.

If you roll up Slauson to La Cienega that is a pretty nice middle class neighborhood known as Ladera Heights or Fox Hills that is home to many upper-middle class African Americans. Slauson and Crenshaw is straight up ghetto. That must be why the only Popeyes I know of in OC is in Tustin.

When is the next neighborhood garage sale? I love yard/estate sales in older neighborhoods. You can get good quality stuff from the "good ole days" - much better than the overpriced junk you find at pottery barn, crate and barrel or z-gallerie, sur la table or even williams & sonoma (although their stuff is pretty good albeit expensive).
 
Mrs BK is going to be mad at you for making fun of her overpriced junks from William Sonoma and her other favorite stores.
 
I lived on the mean streets of Santa Ana for over 25 years. I have seen it all. Yet, I am terrified whenever I had to venture into a Walmart. Those people are rough. And I am not talking about the customers. I am referring to the Walmart "associates". Hahahah!

They are slow, inefficient, and not motivated. Yes, I shop there wearing my raincoat in disguise hoping that I do not run into people that I know and especially catching me admiring the goods behind the glass display case.
