Baker Ranch in Lake Forest / Foothill Ranch

NEW -> Contingent Buyer Assistance Program
@qwerter:

Plus, based on recent sales, I think your price appreciation was more... and not only the extra downstairs space, but the more IHO-coveted 3CWG (no tandem wannabe).

In hindsight, we probably should have bought there too and flipped it.

<-- jealous

Call it stereotyping but Baker Ranch is for all the non-Asians/Easterners.

Why is that? If I was still in college I would write a paper on the migration patterns of Irvine and surrounding cities.

Well, remember when you told me to try Bell Tower Barber in Lake Forest and I did? I was a little surprised to be the only... uh... melanin-deficient person in the entire place until I left when one other did walk in. Looked like the majority of the patrons were Asian. No, sorry, I am unable to differentiate what kind. Perhaps not "east" Asian...?? I don't know. You'd probably know better than me. A few Mexicans but not very many. Mostly Asian, right, Iho? It was packed that day.
That's the motto: Live in Irvine, get your hair cut in Lake Forest (among other things).

Finally went in and snapped a couple pics... I believe these are from the largest Toll Brothers detached models.  The 2 Toll Brothers detached model homes (Heights & Highlands) are being built right across the street from each other.  Got a few strange looks from what appeared to be a construction foreman so didn't stay long.  Not much to see yet, there is still a long ways to go with the nearby landscaping and things also, mostly dirt.

@aquabliss: Have you been hanging out with NYT?

Ya, he taught me the tricks of the trade... if I only had a hard hat and a beat up Ford F150 nobody would ever suspect a thing.

Eliminated any possibility for us to buy in baker ranch..... :(

looks like hawthorn at pavilion park has the only viable floorplan for us if OH doesn't come thru with something.

Heights Plan one Summit looks decent, plan 2 Cascade is miserable, all the bedrooms are way too small.  Plan 3 Ridgecrest is potential, better separation on the bedrooms from the master, but they kind of pooched it on the nook/great room/kitchen.

In highlands, plan 1, has the casita on the other side of the porch, that's nice. But the bedrooms are stacked on top of each other and the master is right over the kitchen and stove and the others are over the garage.

Plan 2, the San Gabriel has potential. Possibly awkward layout with the kitchen/nook offset split by the wall for the great room/ covered patio.

As for Plan 3 Palisade, I'll just stop with the double two story foyer and great room combo with 20 foot ceiling.  I'm getting a headache from the echos just looking at the floorplan.

Do you guys think that "The Heights" Plan 1 has 2 islands in the kitchen ???

Yes - read the "highlights" section.  Dual center islands.

This looks great, nice place for the kids to sit and do the HW while mom is cooking dinner.  Any thoughts on pricing for this Plan 1?

I thought the same, but if The Heights start around $900k for plan 1, then the plan 3 is probably $1M'ish, meaning that the Highlands must start at around $1.1M and up... Sounds high for LF, but I guess it's possible.

Don't some Irvine detached condo's and some new SFRs start at $350 sq foot range?  Other than "no mello roos (that's big though)", what advantage is there living in Baker's Ranch?

I do not see great advantages compared to Irvine.

My guess around 80K to 100K less than Irvine new homes ($300 Sq. Ft. to #330 Sq. Ft.) ?.

Really? I would imagine it to be just as expensive if not more than Irvine. It loses $$$ because it's not in Irvine, but increases in $$$ because no mello is priced in.
