Baker Ranch in Lake Forest / Foothill Ranch

NEW -> Contingent Buyer Assistance Program
I saw this in Foothill last night.  (Parked in the parking lot of.... Walmart!)

Like with other Walmart patrons, I wonder where he lives or came from because it's probably not FHR.  (This time on the opposite side of the curiosity spectrum.)

I've seen that car, or one identical to it, coming down Rue De Fortuna a few times here in the Prov?nce neighborhood where I live. They might live up here.

See QWERTY -  SoCal has never seen it at Walmart because she doesn't even shop at Walmart!  (Especially with Target so close)  :o :P

Here is the status update for BR to be presented to the LF planning commission on 1/9.  See pdf attachment or link.

============
Upcoming Developments

Construction Phase 2

The developer has not yet identified a residential home type for Construction
Phase 2 (in pink). The project site for Phase 2 is approximately 11 net acres and
has been rough graded. It is designated as a mixed-use site; however, the
developer has indicated that they intend to pursue a solely residential use on the
property. Once the developer identifies a home type for this area, they will
submit a Site Development Permit subject to the Planning Commission?s review.

Construction Phases 3A and 3B

The developer is preparing rough grading plans for the areas encompassing
Construction Phases 3A and 3B, which straddle Alton Parkway. It is anticipated
that grading of Phases 3A and 3B will commence in spring of 2014.
In preparing the grading plans for Phases 3A and 3B, the developer?s engineers
have been able to reduce the amount of grading by raising some of the approved
pad elevations in Construction Phase 3A. This will result less earth movement
and the creation of some additional view lots. These minor adjustments will be
subject to the City Engineer?s determination that the changes substantially
conform to the approved Tentative Tract Map layout.

In addition to grading to prepare residential sites, the Shea / Baker Ranch
development also includes flood control improvements along the Borrego
Canyon Wash to occur before or concurrently with the rough grading for Phases
3A and 3B. These plans have undergone review with the City and the Orange
County Flood Control District. It is anticipated that grading of the Borrego
Canyon Wash will commence once the dry season begins, in spring of 2014.

Future Home Types

Construction Phases 2, 3A and 3B will include a variety of home types, ranging
from single-family homes to smaller attached housing types. Once home types
have been identified for each neighborhood, the developer will submit Site
Development Permits to be reviewed by either staff or the Planning Commission,
depending on home type. Staff anticipates these applications beginning in the
fall of 2014.

Is anyone here going to be at the Grand Opening on Feb. 8 or that weekend? If so, it would be nice to get a report back on how it goes. Perhaps the OC Register will cover it but I stopped reading their paper.

I've made arrangements to go once the activity dies down. I try to avoid crowds whenever possible.

Tolls Bros. seems to have quite a few new interior photos of the homes, which is nice. Shea's website has had problems loading for me and when it finally comes up, does not seem to have new pics.

I'm 90% sure all those images on the Toll Brothers website do not represent the actual homes at Baker Ranch.  I was able to go to the construction site last week and met the site project manager.  We walked around inside "The Heights" models and none of them were nearly that finished (the kitchens didn't even have cabinets yet).  Also the layouts are very different than the images shown on the website - don't know why they are using those pictures but I'm sure they'll change them later.

I'm probably going to the VIP event and will bring USC so we can report back on how the models look.  Haven't gotten a definitive date yet from Toll Bros, but they should be contacting the prequal's in the next couple weeks.

@aquabliss When's the VIP event? Is the link at the bottom of toll brothers baker ranch website the link to prequal for baker ranch or just generic to the builder? I'm not sure to wait until the grand opening or just submit the prequal now.

Hey simplistic, they didn't give the date yet but I did the prequal with Toll Bros directly and got this email from them:

---------
We have received your Qualification Questionnaire, and everything looks great at this juncture.  We will need to update this data as we approach the Grand Opening via a short phone conversation, and we?ll be sending you a checklist of the documentation needed to get your loan approval at that time.

You will also be contacted by one of our Baker Ranch sales associates as we get closer to opening ? you?ll love working with our expert staff!  Please register on line to be placed on our VIP list if you haven?t already done so; you?ll receive updates on the property and be among the first to reserve your home site.
--------

This doesn't state the VIP event directly but when I spoke with the Project Manager he confirmed the VIP event shortly before the main opening.  For the prequal, it's kind of hidden but you can use this direct link:

For Heights:

Traveling with USC will make you susceptible to TI stalkers. They will recognize him and may put two and two together. As for myself, in the event that I were to visit model homes with USC, I will insist he wear this:
