I spotted the open gate for TD and told him to roll in.  There was one other car (we thought it might have been security) in there but it ended up being someone else who wanted to take a peak at the models.  Proceed with reckless abandon.  haha
 
Got my nerve up and drove thru BR. Lots of construction people but no one stopped me. I didn't get out of my car and didn't in general drive up close to the models.

I'm looking for either a good sized one story or two story with at least one master and an extra bedroom downstairs, downstairs laundry and no stairs for the entire downstairs (no raised entry, no sunken living areas, etc).

So far I have found Pavilion Park plan one or two (two is much better for us) or the plan three in the 55 year and older community in MV by Del Webb.

Don't care to be that far south and we don't need the schools in Irvine so I was hoping to find something similar to those three models in BR (closer to Irvine than MV) with no mello but unless they have something like Hawthorne plan two, looks like I'm out of luck. Didn't see any single stories.

Some of the lots look like they may have a city lights view. I could see the Great Park Orange Balloon from the area.
 
Be careful you guys don't get nails in your tires driving through there. That's happened to us a couple times on other sites.
 
So, what's your story, Read2Downsize? Retired? Empty-nesters?? I noticed you're interested in a single story and possibly a 55+.

A single story sounds great. Honestly, I'm so sick of climbing stairs!
 
Empty nester, barely able to qualify for a 55+ community. Knees are shot from running when I was younger and I'm trying to save what little cartilage I have left by reducing stair climbing.

I need a place with extra bedrooms for when the kids come (two are moved out of state).

Really like that downstairs unit in the Hawthorn plan two. I doubt I could ever convince my mom to move in with me (unless she were forced to go to a home by a court order). I could use it myself though. The bedroom portion I could use as my office/work/craft area and with the door closed, no one would never see what a mess I can make when I get busy. LOL!

The house I have........... love it but two people and no downstairs master (we use the downstairs bedroom for that messy office) is really too much for us. We could pay it off and if we had a big enough down payment, we could buy in PP and pay for both places with the rent from the house we have.

I have a few issues with the house though. I don't like it being that close to the toll road (or Irvine Blvd but I can live with that I guess).

I'm not fond of the California room concept. I feel like in 10 years it will be a dated feature...... something that people are going to wish was enclosed because of the dust, dirt, leaves and stains that are always on the outdoor furniture.

Honestly, I would love to have a house that I could say was able to be used by someone in a wheelchair or used a walker. You never know what you might need when you get older and it's expensive to retrofit houses.

Ready2downsize - do you not like the Hawthorn Plan 3? That is a pseudo single story. Has the master downstairs, plus two bedrooms (one for your mom down the road) and an office that can be converted to a 4th bedroom downstairs. downstairs laundry. and you get the two upstairs bedrooms for the kids when they visit. plus they will have the huge loft upstairs to watch tv/hangout at night. its about 100-150K more i think than the plan 2 but its the best value of the three. its overkill for two people but it sounds like you want the extra space anyway for when the kids visit and mom potentially moving in.
 
Plan two has everything we need. IF we could convince my mom to move in she would get the downstairs suite and  I could get by with a desk.

Her house is paid off. She has plenty of income (what income does she need anyway? Her prop taxes are 800 a year and no HOA) and she is still with it, seems to get around ok and sees no need to move from her house........... refuses to move.

If she falls and breaks a hip, she might be forced to move in with someone though. Woman pays no attention to her health but she'll probably outlive me. lol!
 
Beachwood is too small.

I like the extra space in the garage in Hawthorn plan two (one of the reasons we changed from wanting the one story). We have a four car garage now. Going down to two...... we could do it but we park both cars in the garage and that wouldn't leave much extra room.

I know lots of people don't like the suite in the plan two but I REALLY like it. I make some crafts and it can get messy for a while.

There is a closet in the standard plan (haven't actually seen it since it's not in the model) but it might be big enough for a sewing machine and some shelves, cabinets.

Btw.......... don't suppose anyone knows where the mailboxes are in PP???? Are they in front of houses or in a large cluster somewhere in the neighborhood?
 
What are the prices going for in this neighbohood?  I saw 1700 sq ft SFRs by Shea and 2000 sq ft homes by Toll Bros...

There was a KB sign that said starting from low 700s without Mello Roos...wondering if it was the 1700 sq ft....that is high considering Lake Forest but I guess No Mello....
 
Call it stereotyping but Baker Ranch is for all the non-Asians/Easterners.

Why is that? If I was still in college I would write a paper on the migration patterns of Irvine and surrounding cities.

I don't think pricing is out yet for baker ranch. The kb sign you saw is prob for whistler ridge. Website says $797k for 2300 sf and 995k for 3200sf. So about $300-350 psf. No Mello Roos.

damn $797K for the plan 1 at whisler ridge?

we were under contract back in January 2012 for a plan 1 that had one of the biggest lots, if not the biggest lot in the development. the contract price was 655K + a 35K lot premium for a total of $690K (before upgrades). since the upgrades werent very expensive we were going to spend about 50K to make it look pretty similar to the model. so that would have been about $740K. Now they are starting at $797K, crazy. about $140K increase just in the base price.

looks like it sold for $710K in June 2012.

with that said, i like our current home much better as well as the much more central location.

I'm not quite sure i agree with that.  Some folks: (myself, NSR and qwerty maybe) might argue that the price premium to live in Irvine isn't necessarily worth it to all folks.  If i were buying now, i wouldn't buy here at the higher price point.  i would look to the adjacent areas where you get more for your money and are not overpaying (your favorite term).


But i'll surely take the money for folks willing to cough it up to live here when it comes time for me to sell my place and move on.

i voted with our wallet. got 3000 sq ft for a base price of 760K. on almost a 5K sq ft lot. with a much more central location than any part of irvine north of the 5. 3 car garage, 4 bedrooms + loft and we got IHOs coveted extra living space downstairs (formal dining room).

now 760K in irvine wont even get you into Saratoga? and its what, 2000 sq ft?

Well, remember when you told me to try Bell Tower Barber in Lake Forest and I did? I was a little surprised to be the only... uh... melanin-deficient person in the entire place until I left when one other did walk in. Looked like the majority of the patrons were Asian. No, sorry, I am unable to differentiate what kind. Perhaps not "east" Asian...?? I don't know. You'd probably know better than me. A few Mexicans but not very many. Mostly Asian, right, Iho? It was packed that day.
