Great to see construction of a new retail center in Baker Ranch off 241 freeway and Ranch Parkway. Heard from my broker that a new Goddard School is coming to the center. We lived in Maryland for few years and our older child attended one of the Goddard School there. It was top notch in every aspect and I'm pleasantly surprised  :) that they will be opening a center in Baker Ranch. I definitely will be looking forward to enroll our toddler in this school. Does anyone know when are they opening the school?
 
They have started building on this center. So far, there are signs up for a Starbuck's (of course) and the Goddard School. Does anyone know, how many more years does Baker Ranch have to build?  We particularly like the units that are lined up against Alton so you get that amazing hill view.

And the view of the jail?

Well, not everyone can afford a $2+ million home in La Vita.  But I guess a view of the apartments below you is still better than a view of the jail.
 
Thank you CANative. I called the Goddard School in Lake Forest and we are going to pre enroll my kid for the Fall since they are offering excellent promotion for limited time. Thanks again for the information. We look forward to touring the brand new facility soon.

Curious how much per month the tuition will be?  I just rather spend the money on my house payments and have my kid go to IUSD.

Yup, you're right. That Starbuck's will have a drive-through. A new drive-through Dunkin' Donuts will also be moving nearby into the Town Center. A deadly combination for some.

Update: Foothill Ranch's up & coming Dunkin' Donuts is featured in the OCR today. It will be 1 of only 2 in the state that also sells Baskin Robbins. Fast-casual pizza going in next door.

I think it's just pending? I think it will probably close little below that at $400/sqft.  The home is actually pretty nice with tons of upgrades and completed landscape.  Took 6 months to sell with multiple price drops.

I think the price is perfectly fair at 15% to 20% discount to comparable Irvine home with similar upgrades.

You think the sellers may actually be losing money?  I'm thinking they closed around $1.1M after builder upgrades, then window coverings, etc. then $80k landscaping (which may be more since the side yard is pretty huge), then after realtor fees, not much left to go around.
 
The bridge is pretty nice.  Much better than the rusty bridges of Jeffrey Trail.


When the Alton Parkway Bridge opens this Spring, two sides of Baker Ranch come together as one. Residents will be able to access the many resort-style amenities without cars, traffic or intersections. They can:

? Visit Promenade Park: 8+ acres with a walking path and more.

? Bike to Oaks Tennis Park and play a set or two.

? Hit the fitness stations at Borrego Trail.

? Go for a swim at The Grove Clubhouse or The Arbors Club.

? Enjoy it all with no Mello Roos fees.

The Toll Brothers Model Grand Openings on May 7th, 2016 aren't to be missed:

? Terraces: Single-family, 4?5 bedrooms from the low $900,000s.

? Summit: Large, 5?6 bedroom, single-family homes from $1.3 million.
 
Wow, if you look at the site map for both Terraces and Summit, a good number of lots are already sold or have deposit.  Phase 1 and maybe 2 must be sold out before the models even open.  Not bad.

I wonder what the premium is for Summit view lots?  Anyone know?
 
Unfortunately lots of great activities, but very inconvenient in terms of school location and school population. If you are buying in BR, you have to make sure the builders are demanding its fees are being used by the School District to benefit the residents.
